MRT3 Circle Line stations and property: where the 2026 alignment actually goes, and which listed projects sit on it

51 km, 32 stations, 10 interchanges, approved in July 2025 - but land acquisition runs to end-2026, construction starts in 2027 and MRT Corp's own target for opening is 2032. There is no Mont Kiara station by that name, no Bandar Utama stop and no Bukit Jalil stop. Buy the corridor for what it is today.

The straight answer

The MRT3 Circle Line is a 51 km orbital loop around Kuala Lumpur with 32 stations - 22 elevated, 7 underground and 3 provisional - and 10 interchange or connecting stations tying into the Kajang and Putrajaya MRT lines, the Kelana Jaya, Ampang and Sri Petaling LRT lines, the Monorail and KTM (MRT Corp). The Transport Minister approved the final railway scheme on 17 July 2025; land acquisition (690 lots, cut from 1,012) is targeted for completion by end-2026, construction is due to start in 2027, and MRT Corp's published operational target is 2032. As of September 2026 no main construction contract had been awarded in any source fetched for this guide; analysts expect re-tenders and awards between end-2026 and mid-2027.

For buyers the arithmetic is simple: a unit bought today rides at least six years of construction before a train runs, and station names are still "planned". Pay for the corridor's existing connectivity - the Kajang, Putrajaya and LRT interchanges are open now - not for the MRT3 premium an agent is pricing in early.

What is the MRT3 Circle Line's real status in September 2026?

Approved and in land acquisition - not under construction. The verified milestones:

  • 17 July 2025: the Ministry of Transport approved the Final Railway Scheme after a public inspection (September-December 2024) in which about 45,000 responses were 93.3% in favour (paultan.org, Malay Mail).
  • Land: lots to be acquired were trimmed from 1,012 to 690; MRT Corp's target for completing acquisition is end-2026 (The Edge, July 2025).
  • Tenders: the earlier tender lapsed in March 2024 after four validity extensions; MBSB Research expects re-tenders by mid-2026 with awards between end-2026 and mid-2027, and construction possibly running to 2033 (The Edge). The federal cost cap announced in Budget 2023 is below RM45 billion.
  • Opening: MRT Corp's project page states construction from 2027 and operations in 2032.

Specification: 51 km alignment (about 39 km elevated, 12 km underground), a 73-minute full loop, trains every 4 minutes at peak, park-and-ride at 11 locations, and two depots at Kampung Puah and Taman Midah (MRT Corp panel and project page). Every one of those numbers is a plan; the one that matters for a mortgage is 2032.

Which stations are confirmed, and which of our listed projects sit in each corridor?

The official 32-station list (MRT Corp), grouped clockwise from Bukit Kiara. Projects are those in our own listings within the corridor area - "corridor" means the area, not a measured walk to a station that does not yet exist. Prices are the "from" price in our listing; none of these is sold out.

Three corrections to what agents say: there is no station called "Mont Kiara" - the underground Sri Hartamas station is the Mont Kiara stop; Bandar Utama and TTDI are not on the loop - the line touches the Kajang Line at Bukit Kiara Selatan, between TTDI and Phileo Damansara; and Bukit Jalil, Sentul and Bukit Bintang are not served - the southern arc runs Salak Selatan-Kuchai-Old Klang Road, and the northern arc passes Kompleks Duta and Titiwangsa. Interchange mapping is from MRT Corp's 2024 public-inspection panel and the line's Wikipedia station table.

Should I pay more today for a unit near a future MRT3 station?

No - not for the station, only for what the location already offers. Three reasons, all specific to MRT3:

  1. Time. A 2032 opening means a buyer signing an SPA in 2026 will service six years of instalments - most of a 36-month construction period plus three years of full repayments - before the first train. If the schedule slips the way MRT3 already has (the March 2022 briefing targeted a first phase in 2028 and completion by 2030), that stretches further.
  2. Provisional and underground stations. Bukit Kiara, Kampung Puah and AU2 are provisional - built only if demand justifies. Sri Hartamas, Titiwangsa, Rejang and UM are underground, which means longer construction and years of road works at exactly the doorstep an agent is selling.
  3. The premium is already in the price where the line matters. Mont Kiara, Bangsar South and Cheras Maluri price their MRT3 "proximity" today; the corridors where a station would genuinely change the map - Setapak, Kuchai, Sungai Besi, Pantai Dalam - are also where our listed prices start under RM400,000. That is the honest way to play MRT3: buy the cheaper corridor for its current bus, KTM or LRT access, and treat the Circle Line as an option that may or may not pay off.

The general case against paying for announced rail is in TOD investment myths; the area-level trade-offs are in is Mont Kiara worth buying and is Cheras worth buying. Browse the stock at Mont Kiara and Cheras.

Who should buy on the MRT3 corridor now, and who should wait?

Buy if you would buy the unit with no MRT3 at all; wait if the station is the reason.

  • Own-stay buyers already working or schooling along the loop - Setapak, Cheras, Kuchai, Pantai - who value today's price and can absorb a decade of nearby works: buy, and take an existing-rail interchange corridor (Salak Selatan, Kuchai, Universiti, Titiwangsa) where the connectivity is real now.
  • Investors expecting a step-up in rent or resale on opening: wait for contract awards and a construction start before paying any premium; even then the rental uplift from rail in KL has been modest and slow.
  • Buyers near underground or provisional stations: discount, do not premium - you are buying the construction years, and the provisional stations may never be built.
  • Anyone buying on an agent's "MRT3 map": check the station name against the official list above. If the station on the flyer is not on it, the map is marketing.

Whatever the corridor, run the same checks as any new launch - the KPKT status on our free project check and the developer's completion record - because a sick project next to a future station is still a sick project.

Frequently asked questions

When will MRT3 be completed?

MRT Corp's project page gives construction from 2027 and operations in 2032; MBSB Research (The Edge, July 2025) says construction could run to 2033. Land acquisition is targeted for end-2026 and no main construction contract had been awarded in the sources fetched for this guide as of September 2026.

Is there an MRT3 station in Mont Kiara?

Not by that name. The official list has an underground Sri Hartamas station serving the Mont Kiara area, plus Dutamas and Bukit Segambut on the elevated stretch. Search results referring to a 'Mont Kiara' station reflect earlier proposals, not the approved scheme.

Does MRT3 stop at Bandar Utama, Bukit Jalil or Sentul?

No. The loop meets the Kajang Line at Bukit Kiara Selatan (between TTDI and Phileo Damansara), the Putrajaya Line at Kuchai and Titiwangsa, and the Sri Petaling LRT at Salak Selatan and Titiwangsa. Bandar Utama, Bukit Jalil and Sentul are reached by changing lines.

Which MRT3 stations are interchanges?

Ten: Bukit Kiara Selatan (Kajang Line), Kompleks Duta (KTM), Titiwangsa (Ampang and Sri Petaling LRT, Monorail, Putrajaya Line), Setiawangsa (Kelana Jaya LRT), Pandan Indah (Ampang LRT), Taman Midah (Kajang Line), Salak Selatan (Sri Petaling LRT and KTM), Kuchai (Putrajaya Line), Pantai Dalam (KTM) and Universiti (Kelana Jaya LRT).

Will property prices near MRT3 stations go up?

Some will, mostly after opening and mostly in corridors that lacked rail before. The record from the Kajang and Putrajaya lines is that announced stations moved asking prices early and transacted prices late, if at all - see our TOD myths guide. Buy the location as it is; treat the station as upside.

What this article is - and is not

Station names, counts and dates are as published by MRT Corp and reported by The Edge, Malay Mail and paultan.org up to the sources fetched in September 2026; they describe an approved plan, not an operating line, and can change with land acquisition and tenders. Project prices are our listing "from" prices at the date above. Not investment advice.
