Cheras suits buyers who want an established, well-connected, food-rich neighbourhood at some of KL’s most accessible price points — with several MRT stations on the Kajang line running through it.

The trade-offs are real too: peak-hour traffic on the main arteries, high density, and a wide quality spread between projects. In Cheras, picking the right block matters more than picking the area.

What Cheras actually is

A mature, predominantly residential district stretching southeast from the KL city boundary into Selangor (the Cheras Selatan / Balakong side). It’s dense and genuinely lived-in — famous food streets, established schools and malls (EkoCheras, Cheras LeisureMall, with Sunway Velocity at its edge), and multiple MRT stations on the Kajang line. Unlike showcase districts, Cheras grew organically over decades — which is exactly why quality varies so much from one project to the next.

What new launches here go for

Current Cheras new launches span a huge range — from RM191k affordable-quota phases to over RM1.1 million for market units (KPKT TEDUH, current projects). That spread is why “average new launch price” headlines mislead here: an affordable phase and a lifestyle tower are different products in the same postcode. Compare the specific project against the transacted medians above, not against “Cheras” as a whole.

Before you buy a specific unit here

Walk the “near MRT” claim — many Cheras projects advertise a station that’s actually a drive away; walk it yourself in the heat. Drive your real commute at 8am, especially if it involves Jalan Cheras. Check whether the address sits on the KL side or the Selangor side (it affects the title, and some buyer schemes). And in your specific pocket, check the incoming affordable supply — it’s good for the area, but it competes with an ordinary unit at resale.

Is Cheras a good investment?

It depends on the block, more than most areas. Median transacted prices have been stable (around RM440k–450k for high-rise, NAPIC 2022–2025), so returns come from buying the right project below its worth — not from a rising tide.

Does Cheras have MRT?

Yes — several stations on the Kajang line. But walkability varies a lot by project, so verify the actual walking distance for the specific block you’re considering.

Is Cheras in KL or Selangor?

Both. Cheras straddles the boundary — the northern side is Kuala Lumpur, while Cheras Selatan and Balakong sit in Selangor. Check the title of your specific unit.

Is the traffic really that bad?

At peak hours, yes — Jalan Cheras and the connecting highways are among the Klang Valley’s most congested. Off-peak it moves fine. Test your own route before committing.
