How we’re paid — and why we tell you upfront
When you buy a property through us, the developer or seller pays us a referral commission. You pay us nothing — our guidance, shortlists and data checks are free to you.
And the part most advisors won’t say: commission rates differ between projects. We tell you that upfront, because pretending otherwise is exactly the kind of thing this site exists to avoid.
How the money actually flows
Commissions are built into how Malaysian property is sold — developers and sellers budget them whether or not a buyer uses an advisor. When you buy through PropertySifu, that budgeted commission comes to us. It doesn’t get added to your price, and buying without an advisor doesn’t remove it. So the real question isn’t whether an advisor gets paid — it’s whether the one advising you tells you the truth.
Because rates differ by project, an advisor could be tempted to steer you toward whatever pays more. We can’t make that temptation vanish — so we built the site to make it visible instead: every project we cover carries written pros and cons, and our guides carry real transacted data. If our advice ever drifted from the data, you could see it on the page. That’s the check. Hold us to it.
What we commit to, in writing
- Both sides, on every projectWritten pros and cons for every project we cover — including the ones that pay us more.
- Real numbers or no numbersPrices and comparisons come from registered transactions and official data, or we leave them out.
- We’ll tell you when it’s wrong for youIf a project doesn’t fit your budget, timeline or plan, we say so — including “don’t buy this one.”
- No pressure, no obligationAsk us anything, take the shortlist, and decide in your own time. Walking away costs you nothing.
Questions buyers actually ask
Do I pay PropertySifu anything?
No. Our guidance is free to buyers. We’re paid a referral commission by the developer or seller when a purchase completes through us.
Is your commission the same on every project?
No — rates differ between projects, and we’d rather tell you that than pretend otherwise. It’s exactly why we publish written pros and cons and real data for every project: so you can check our advice against the facts.
Does buying through you make my price higher?
No. Commissions are budgeted by the seller side whether or not you use an advisor. Buying without one doesn’t make the property cheaper.
Am I obligated after you help me?
Not at all. Take the shortlist, the data and the advice — the decision, and the timing, stay yours.
