The straight answer

18 new launches are still selling across Cheras in October 2026 on the PropertySifu Malaysia listing: 15 high-rise and 3 landed. The cheapest is Maxim D'Parc at RM298,000 net for a 580 sq ft unit, 11 of the 18 are freehold, and 8 are within about 800 m of an MRT or LRT station. Cheras straddles Kuala Lumpur and Selangor, and the price gap between the two sides is the biggest thing in the table: a station-side unit in Maluri costs double the psf of Alam Damai.

Cheras subsale deals registered since 2024 have a median of RM413 psf; the new launches start at a median of RM730 psf for their smallest units. KPKT's register lists 5 of the 18 as behind schedule, 1 of those on the Sick list, and 5 with 90% or more reported sold.

All 18, cheapest first. "From" is the net price of the smallest unit type on our project page in October 2026, after the developer package; it is not a typical unit. Price per square foot (psf) is that from-price divided by that smallest unit, so it is the entry psf, not the project average.

Net from-prices as on our project pages, October 2026. Entry psf = from-price divided by smallest unit.

The second table is the part the brochure does not show: how far along the build is, the nearest station by straight line, and what KPKT's public TEDUH register records for each project. KPKT is the housing ministry; its register lists every licensed project with the number of units the developer has reported sold and whether the project is on schedule, behind, or on the Sick list.

Sold counts are what the developer reported to KPKT as at early October 2026, so a project showing close to 100% may only have returned or developer-held units left. Status wording is KPKT's classification, not our opinion of any developer.

How do these prices compare with what buyers actually paid for subsale in Cheras?

Registered resale transactions from 2024 onward for 33 high-rise buildings within about 3.5 km of the Cheras centre (compiled by Affirm Plus Research) have a median of RM413 psf; the cheaper quarter of buildings sits around RM374 psf and the dearer quarter around RM507 psf. The median entry psf across the 15 new high-rise launches above is RM730 psf. 14 of them start above the dearer quarter of the subsale market and 0 start at or below the subsale median.

The two numbers are not the same thing. The subsale figure is what buyers paid for real, usually older, units; the new-launch figure is a developer's net price for the smallest layout in a building that may not exist yet. The gap is the price of newness, the defect warranty and the facilities, and it is also the number you must earn back if you resell in the first few years. The buildings below are the ones with the most registered deals since 2024, so they are the resale benchmark a valuer will look at.

If the new launch you like is priced well above the dearer quarter of subsale, ask what in the building justifies it: a station at the door, a freehold title in a leasehold suburb, or a genuinely better location. If nothing does, a two-year-old subsale unit nearby may be the better buy. The detailed price study is in new launch vs subsale.

Which Cheras launch suits which buyer, and which ones to think twice about

You want the MRT at the door. The Connaught One (freehold, RM509,900 for 452 sq ft, 100 m from Taman Connaught MRT, 1,225 of 1,334 sold, listed behind schedule), Sunway Cochrane (freehold, RM842,000, 60 m from Cochrane MRT, 690 of 1,296 sold), Binastra Cochrane (freehold, RM721,800, 100 m from Cochrane, keys 2031 and recorded as not started) and Alderwood Residence (RM677,000, 450 m from Maluri MRT, 186 units) are the station projects. They are also the most expensive psf in Cheras, because the station is the product.

You want the lowest price. Maxim D'Parc in Alam Damai (RM298,000 for 580 sq ft, keys 2030, 350 of 1,116 sold), Tiara Vista (freehold, RM428,000 for 852 sq ft, 624 of 662 sold, behind schedule) and Rio Cheras South in Balakong (freehold, RM482,100, keys 2029) are the entry tier, all a drive from any station. PSV1 (completed, RM513,000) and PSV2 (RM550,000, 1,500 units) at Bandar Tasik Selatan are the budget options with an LRT 600 to 700 m away.

You want a completed building. Emerald 9 (freehold, 500 m from Taman Suntex MRT, RM493,000), PSV1, Akasa (freehold, completed 2021, RM553,888) and EkoCheras (freehold, completed 2017, RM850,000, 1,018 of 1,516 sold) can be walked today. For landed, The Courtyard in Alam Damai (freehold, completed, RM1,450,990, 32 of 62 sold) is the one with keys in hand.

Think twice about D'Heights @ Cheras South: it is the cheapest landed home on the list at RM478,000 and freehold, but KPKT has it on the Sick list with 127 of 176 units sold, so read what the Sick list means and ask about the certificate of completion before you treat the price as a bargain. Sunway Velocity 3 (RM662,000, 1,604 units, 1,538 sold) and The Maison 23 (landed, RM1,775,000) are also recorded as behind schedule. Which side of the border each project is on, and why it matters for tax and schemes, is in is Cheras worth buying; resale prices by building are in what Cheras buyers actually paid.

What to check before you book any of these

Three things, in order, and we do all three for you free if you send us the project name.

  1. The KPKT licence and status. Every project above is in the register, but licences and sales permits expire and get renewed; a project marked behind schedule or on the Sick list needs a conversation about the revised date and your rights. Run the name through our free project check, or read what TEDUH records.
  2. The net price, the loan and the cash. The from-price above is after the developer package. Ask which price the bank will value against, because the loan margin is calculated on the valuation, not the brochure. The price list explained and the cash you actually need cover this. Under Schedule H you pay 10% on signing and the rest by construction stage: the stages.
  3. Density, lifts and the monthly fee. A block with over a thousand units shares its lifts, pool and car park ramps with a small town; how to read density and maintenance fees and sinking fund tell you what that costs you every month from the day you get the keys.

Our 12 red flags list is the longer checklist; the show unit visit checklist is for the day you go to the gallery.

What this article is, and is not

Prices, unit sizes, tenure and rail distances are as carried on our project pages in October 2026 and change as phases sell. Sold counts and progress status are what KPKT's TEDUH register recorded in early October 2026, not our view of any developer. Subsale medians are registered transactions compiled by Affirm Plus Research. We list every project we cover in the area, not a selection; this is general information, not financial advice.

Questions Cheras new-launch buyers ask

What is the cheapest new launch in Cheras right now?

On our listing, Maxim D'Parc starts at RM298,000 net for its smallest unit (580 sq ft, leasehold). That is the entry layout; larger units in the same project cost more. Prices move as phases sell, so send us the name and we confirm what is still available at that price.

Which new launches in Cheras are freehold?

11 of the 18 projects are freehold: Tiara Vista Residensi (RM428,000), D'Heights @ Cheras South (RM478,000), Rio Cheras South (RM482,100), Emerald 9 (RM493,000), The Connaught One (RM509,900), Akasa (RM553,888). The other 7 are leasehold, which means the land is held on a long lease from the state; it matters most when you sell decades later. Freehold vs leasehold walks through the difference.

Which of these are within walking distance of a train station?

8 projects are within about 800 m of a station by straight line on our project pages: Sunway Cochrane (Cochrane MRT 60 m), The Connaught One (Taman Connaught MRT 100 m), Binastra Cochrane (Cochrane MRT 100 m), Alderwood Residence (Maluri MRT 450 m), Emerald 9 (Taman Suntex MRT 500 m), EkoCheras Residence (Taman Mutiara MRT 500 m). Walk the route once at midday before you count it as walking distance; a straight line through a highway is not a footpath.

Which projects does the KPKT register show as behind schedule?

5: Tiara Vista Residensi, D'Heights @ Cheras South, The Connaught One, Sunway Velocity 3, The Maison 23. KPKT, the housing ministry, records progress for every licensed project in its public TEDUH register; behind schedule means the developer has missed the planned completion milestone. It is not the same as abandoned, but ask when the revised date is, and read how late-delivery compensation works before you sign.

Should I buy a new launch or a subsale unit in Cheras?

Subsale in Cheras usually gives you more floor area per ringgit and you can see the real building; a new launch gives you a 24-month defect warranty, Schedule H protection under the Housing Development Act, and progressive payments while it is built. New launch vs subsale works through the arithmetic.

Is the Cheras project I am looking at in KL or Selangor?

Maluri, Cochrane, Taman Connaught, Alam Damai, Bandar Tasik Selatan and Taman Cuepacs are Kuala Lumpur; Balakong, Cheras South and Bandar Sungai Long are Selangor. It changes which council you pay, whether RUMAWIP or Rumah Selangorku applies, and nothing about the loan. Is Cheras in KL or Selangor lists every neighbourhood.
