Cheras condo prices in 2026: what buyers actually paid, building by building
Say you have around RM400,000 and want a condo in Cheras, Kuala Lumpur. That is close to the middle of the market. A typical Cheras condo has sold for about RM413 per square foot since 2024. Per square foot simply means the price for each square foot of floor space, so a normal 900 square foot home costs roughly RM372,000. Treat that as a rough guide, not a quote. The cheapest building that sells often is Pangsaria Petaling, at about RM276 per square foot, with Pandan Heights and Midah Ria just above. The most expensive is Residensi Neksus in Taman Pertama at RM734, then Angkasa Condominium at RM648. The honest catch: the cheap end is 25-year-old low-rise apartments, and newer blocks near the MRT cost RM500 per square foot and up, so if you want a new condo with a lift under RM350,000, Cheras is not the place. The 20 buildings below are the ones that sold the most since 2024 within about 3.5 km of the Cheras centre, out of 33 buildings that had at least 8 sales. Each price is the typical sale in that building, so one unusual deal does not skew it. Rent is shown only where we saw at least 5 rental agreements since 2024, and the rental return is a year of that rent divided by the price, before maintenance fees, tax or empty months, shown only where we are confident in it. A dash means we did not have enough data to say.

Read the number of sales as a sign of how easy the building is to buy into and, later, sell out of. Sixty to a hundred sales in under three years means plenty of buyers; fifteen means fewer recent sales to compare against, so a bank valuation (the bank's own estimate of what the home is worth) is harder to predict there; see when the valuation comes in lower than the price.
What does the price spread in Cheras mean for a buyer?
The cheap end of Cheras is the 2000-era apartment stock in Pandan, Taman Midah, Taman Segar and Taman Petaling. Pangsaria Petaling typically sold for RM276 per square foot (typical price RM230,000), Pandan Heights RM308 per square foot (RM345,000 for a large 1,130 square feet unit), Midah Ria Apartment RM313 per square foot (RM180,000, 560 square feet), Segar Ria RM337 per square foot (RM222,000) and Ketumbar Heights RM344 per square foot (RM298,000, and the third most-traded building with 49 deals). These are basic blocks, but most are freehold (you own your share of the land outright) (Pangsaria Petaling is the leasehold (the land is on a long lease from the state, usually 99 years) exception) and they are where RM200,000 to RM300,000 still buys something in KL.
The expensive end is the post-2012 stock along the MRT Kajang Line corridor. Residensi Neksus in Taman Pertama, first sold in 2020, typically sold for RM734 per square foot (RM630,000, 850 square feet). Angkasa Condominium, an older 2002 block but well located, came in at RM648 per square foot (RM600,000) and was the second most-traded building with 87 deals. The You City cluster ranges from RM486 to RM579 per square foot (RM436,000 to RM500,000), Emerald 9 Cheras RM568 per square foot on small 678 square feet units (RM388,000), and Majestic Maxim, the most-traded building in the area with 102 deals, RM526 per square foot (RM413,000, 818 square feet).
The middle band, RM370 to RM510 per square foot, is the family market: Suasana Lumayan (RM403 per square foot, RM470,000, 1,141 square feet), Vista Amani (RM374 per square foot, RM430,000), Prisma Cheras (RM364 per square foot, RM422,000, 1,195 square feet), Ketumbar Hill (RM374 per square foot, RM382,000), Maxim Residences (RM445 per square foot, RM400,000), Anggun Lumayan and Lido Residency (both RM507 per square foot, RM530,000 to RM558,000). The practical read: RM430,000 buys 1,100 to 1,200 square feet in a 2000 to 2012 block, or about 820 square feet in Majestic Maxim. On rent, Majestic Maxim yields 4.9% gross and Puncak Banyan 8.6% (yield means a year of rent divided by the price, before costs; the Puncak Banyan figure rests on small units and should be treated as an outlier). Tenure is mixed: the Lumayan and Maxim blocks are leasehold, the Taman Midah and Pandan stock is freehold. See freehold vs leasehold.

The from-price is a fixed package for a home that is not built yet, and it is the smallest layout in the block, not a typical one. Where is the data from and what does it not cover?
Data compiled by Affirm Plus Research from official records of completed condo and apartment sales and rentals in the Klang Valley from 2024 onward, as at September 2026. What that means in practice:
- Typical sale prices, not asking prices. Every number is what buyers actually paid, not what sellers hoped for. Statisticians call this the median: the middle sale when all sales are lined up from cheapest to dearest.
- 2024 onward only. Older sales are left out so the figures describe today's market, not the 2019 one.
- Only buildings with 8 or more sales since 2024 are listed, and rent only with 5 or more rental agreements. Quiet buildings are not in the table, which is why some names you know are missing.
- A circle on the map. "Cheras" here means within about 3.5 km of a fixed centre point, not the postal area or any developer's marketing boundary. 33 buildings met all the tests; the table shows the 20 that sold the most.
- Low-cost and PPR (government low-cost flat) schemes are left out, so the cheap end of the table is the cheapest open-market home, not the cheapest housing in Cheras.
- Not a valuation. A typical price for a building tells you the middle of recent sales there; your unit's floor, view, renovation and the day's market can put it well above or below. A bank valuer looks at specific recent sales, and the subsale buying steps explain where that sits in the process.

What can I buy in Cheras for RM300,000?
Going by typical prices, Ketumbar Heights (typical price RM298,000), Pertama Residency Designer Suites (RM290,000), Pangsaria Petaling (RM230,000), Segar Ria (RM222,000) and Midah Ria (RM180,000). Does this table cover Cheras South, Balakong and Bandar Mahkota?
No. The 3.5 km radius from the Cheras centre we used covers the Kuala Lumpur side of Cheras only.
