Is Cheras in KL or Selangor? Both - here is exactly which neighbourhoods fall on which side, and why it changes what you pay

Cheras straddles the Kuala Lumpur-Selangor border. Taman Connaught, Taman Maluri, Bandar Tun Razak and Alam Damai are Kuala Lumpur (DBKL, postcodes 55xxx-56xxx); Batu 9 and Batu 11, Bandar Tun Hussein Onn, Bandar Mahkota Cheras, Balakong and Sungai Long are Selangor (MPKj, Hulu Langat, postcodes 43xxx). The side decides your assessment authority, foreigner minimum, Bumi rules and which MRT stations you count.

The straight answer

Cheras is in both. It is a suburb and a district that straddles the Federal Territory of Kuala Lumpur and the Hulu Langat district of Selangor (Wikipedia, "Cheras, Kuala Lumpur"). The inner, western part - Taman Connaught, Taman Midah, Taman Maluri, Bandar Tun Razak, Alam Damai, Shamelin - is Kuala Lumpur, administered by DBKL, with 55xxx and 56xxx postcodes. The outer, south-eastern part - Cheras Batu 9 and Batu 11, Taman Suntex, Bandar Tun Hussein Onn, Bandar Mahkota Cheras, Balakong, Bandar Sungai Long - is Selangor, administered by Majlis Perbandaran Kajang (MPKj) in Mukim Cheras, Hulu Langat, with 43xxx postcodes.

The quickest test is the postcode on the address: 56000 or 55100 is KL; 43200 (Cheras), 43300 (Balakong) or 43000 (Kajang / Sungai Long) is Selangor. It is not a city - it is a mukim on the Selangor side and a DBKL zone on the KL side. Why it matters to a buyer: KL and Selangor run different assessment offices, different foreigner price floors, different Bumiputera quota mechanisms and different affordable-housing schemes. The full table is below.

Which Cheras neighbourhoods are in KL, and which are in Selangor?

Placements below are from Wikipedia's Cheras, Taman Connaught, Bandar Tun Razak, Alam Damai, Bandar Mahkota Cheras and Balakong entries, the Hulu Langat District Office's Mukim Cheras page, and Pos Malaysia postcodes as listed on postcode.my.

The state line runs roughly at the end of Taman Connaught: the Taman Connaught MRT station is the last one in Kuala Lumpur, and the next station, Taman Suntex, is addressed 43200 Cheras, Selangor (MRT Corp and Wikipedia station pages). Estate agents use "Cheras KL" and "Cheras Selangor" (or "Cheras South") for exactly this split - and a listing that just says "Cheras" is usually hoping you will not ask.

Why does the KL-Selangor side matter when you buy?

Because the state, not the suburb, sets the rules you buy under. Five practical differences:

  1. Assessment and quit rent. KL-side owners pay cukai taksiran to DBKL and quit rent to the Federal Territory land office; Selangor-side owners pay assessment to MPKj and quit rent (cukai tanah, or cukai petak for strata) to the Selangor land authority. Same street name, two different bills, two different counters - details in quit rent and assessment tax.
  2. Foreigner minimum price. Kuala Lumpur's floor for a foreign buyer is RM1,000,000. Selangor puts Hulu Langat in Zone 1, where the floor is RM2,000,000 and foreigners are limited to strata or gated-strata property, not individual-title landed homes (state guidelines as summarised in our foreigner minimum price guide). A foreign buyer's Cheras shortlist is therefore effectively KL-side only below RM2 million.
  3. Bumiputera quota and release. Kuala Lumpur applies a 30% Bumiputera quota; Selangor sets its own quota bands and runs release of unsold Bumi units through Lembaga Perumahan dan Hartanah Selangor. The discount percentage also differs by state. What that means for a non-Bumi buyer is in Bumi lot vs non-Bumi.
  4. Affordable-housing schemes. RUMAWIP is a Federal Territory scheme; Rumah Selangorku is Selangor's. Eligibility follows the side of the line the project sits on, not where you live now.
  5. Schools and services. KL-side addresses fall under the Federal Territory education department and DBKL services; Selangor-side under the Selangor education department, Hulu Langat district office and MPKj. For state-quota school placement, the address's state is what counts.

Which MRT Kajang Line stations are on which side?

The Kajang Line runs straight through both halves of Cheras, which is why "near MRT" tells you nothing about the state. By station, using MRT Corp's station addresses and Wikipedia's station pages:

Station (Kajang Line)Side
Maluri, Taman Pertama, Taman Midah, Taman Mutiara, Taman ConnaughtKuala Lumpur (DBKL)
Taman Suntex, Sri Raya, Bandar Tun Hussein Onn, Batu 11 CherasSelangor (Cheras, Hulu Langat)
Bukit Dukung, Sungai Jernih, Stadium Kajang, KajangSelangor (Kajang)

Bandar Tun Razak and Bandar Tasik Selatan on the KL side are served by the LRT Sri Petaling Line rather than the MRT. Sungai Long has no station of its own; the nearest are Sungai Jernih and Stadium Kajang.

Among our listed projects, the rail distance on each project page settles it: The Connaught One (Taman Connaught, KL, from RM350,900, freehold) is 100 m from Taman Connaught MRT; Emerald 9 (Taman Cuepacs, Selangor, from RM493,000, freehold) is 500 m from Taman Suntex MRT; Sunway Cochrane and Binastra Cochrane in Taman Maluri (KL) are 60 m and 100 m from Cochrane MRT.

Cheras KL or Cheras Selangor - which side should you buy on?

Buy KL-side if you want the shorter commute and freehold options near the MRT; buy Selangor-side if you want newer, larger stock and landed at a price KL no longer offers. The two halves are different products.

  • Cheras KL is older, denser and closer in. From our listing: Levia Residence (from RM300,000, leasehold), Maxim D'Parc in Alam Damai (from RM344,000, leasehold), The Connaught One (from RM350,900, freehold), Tiara Vista Residensi (from RM434,000, freehold), PSV1 and PSV2 in Bandar Tasik Selatan (from RM539,700 and RM550,000, leasehold, 600-700 m from Bandar Tasik Selatan LRT). The weak spots are the traffic on Jalan Cheras and Jalan Loke Yew at peak, and the age of the surrounding low-rise stock.
  • Cheras Selangor is the townships beyond Batu 9: Rio Cheras South in Balakong (from RM482,100, freehold), D'Heights @ Cheras South (landed, from RM478,000, freehold), Emerald 9 in Taman Cuepacs (from RM493,000, freehold), Maxxon Residence (from RM577,000, freehold). Bandar Sungai Long is its own gated-landed market: Twin Palms - Latania II (from RM2,456,600, freehold) and Maple Hill (from RM2,105,000, freehold) - see is Sungai Long worth buying. The weak spots are the Grand Saga highway toll and the queue at the Batu 9 and Batu 11 junctions.

The area-level case - prices, oversupply pockets, the MRT effect - is in is Cheras worth buying, and every current project on both sides is on the Cheras listing.

Frequently asked questions

Cheras daerah mana? Which district is Cheras in?

The Selangor part of Cheras is Mukim Cheras in the Hulu Langat district, under Majlis Perbandaran Kajang. The Kuala Lumpur part is not in any Selangor district - it is Federal Territory land under DBKL. So the answer depends on the postcode: 43xxx is Hulu Langat, 55xxx-56xxx is Kuala Lumpur.

Is Cheras a city?

No. Cheras is a suburb and district of Greater Kuala Lumpur, not a city or a municipality in its own right. The KL half is a zone of the city of Kuala Lumpur; the Selangor half is a mukim inside the Kajang Municipal Council area.

Is Taman Connaught in KL or Selangor?

Kuala Lumpur - postcode 56000, local authority DBKL. It is the last KL neighbourhood on the Kajang Line before the Selangor border; the next station, Taman Suntex, is in Selangor.

Is Bandar Mahkota Cheras in KL?

No. Bandar Mahkota Cheras is a township in Cheras, Hulu Langat, Selangor, postcode 43200, administered by MPKj. The same goes for Bandar Tun Hussein Onn, Balakong and Bandar Sungai Long.

Is Sungai Long part of Cheras?

Bandar Sungai Long is usually grouped with Cheras South but is administratively in Kajang (postcode 43000), Hulu Langat, Selangor, under MPKj. It is a Selangor address for every rule above.

Can a foreigner buy a condo in Cheras?

On the KL side, yes, at RM1,000,000 and above. On the Selangor side the Zone 1 floor is RM2,000,000 and only strata or gated-strata property qualifies, which rules out most of Cheras Selangor's condo stock. State consent is required in both cases - see state consent for foreign buyers.

What this article is - and is not

Neighbourhood placements are from public administrative and postcode sources as at September 2026; boundaries on individual streets can be checked on the title or the assessment bill. State rules for foreign buyers and Bumiputera quotas change - treat the figures as the position at time of writing, not legal advice.
