Is Sungai Besi worth buying? An honest 2026 guide to the stations, Bandar Malaysia and new launch prices
You have seen a Sungai Besi condo priced below Bukit Jalil, with a brochure full of Bandar Malaysia and "TOD" (transit-oriented development - a project you can walk to a train from). It is worth buying for what already runs today, not for what is promised. Sungai Besi station is a working interchange between the LRT Sri Petaling line and the MRT Putrajaya line (open since 16 March 2023), one stop from the TBS bus terminal and airport train. Three projects on our list start at or below RM400,000 (developer net prices, 24 September 2026).
Bandar Malaysia is still a plan. The Finance Ministry said on 13 November 2025 that the project, led by KLCC (Holdings), is expected to begin at the end of 2026, and it has described the full build as taking about 50 years. As of 5 October 2026 we found no announcement that work has started. Treat it as a possible bonus. Buy the station walk, the title and the price.
What is Sungai Besi, and who should buy there?
It is the southern edge of Kuala Lumpur, an old town and industrial corridor that is turning residential, and it suits buyers who put trains and price ahead of a finished neighbourhood. The name covers two things: the old Sungai Besi town around the station, and the long Jalan Sungai Besi corridor that runs north past Salak Selatan to Chan Sow Lin. Between them sits the former air base that is meant to become Bandar Malaysia. Sri Petaling and Bukit Jalil are to the west, Cheras to the east.

How well connected is Sungai Besi really?
Very well by rail, as long as you can actually walk to the station. These are the stations that are open today.

What is not open. The Putrajaya line has two provisional stations for Bandar Malaysia, Bandar Malaysia Utara (PY25) and Bandar Malaysia Selatan (PY26). Neither has been built or opened (Wikipedia). The MRT3 Circle Line plans a Salak Selatan interchange, but our MRT3 guide gives MRT Corp's own target as construction from 2027 and trains in 2032.
The KL-Singapore high-speed rail. It was once planned to end at Bandar Malaysia and was cancelled in January 2021. A private-sector-led revival has been studied since 2023. The Transport Minister said the Cabinet reviewed the concept proposals on 8 January 2026 and that the model is still being finalised (The Edge). There is no confirmed route, station or date, so we give it no value in a purchase decision.
Roads. The KL-Seremban Expressway, the Besraya (Sungai Besi) Expressway and MEX all pass through, and the southern end of the SMART tunnel meets the KL-Seremban Expressway beside the old airport (Wikipedia). That is good access on paper and slow at peak hour. Drive your real route at 8am before you sign.
Which parts of Sungai Besi are strong, and which are the weak ones?
The strong units are the ones a short, shaded walk from a station that is already open; the weak ones are sold on a map.
- Sungai Besi town and station - the real interchange. Older shops, flats and hawker food around it; few malls or parks of its own.
- Taman Naga Emas side - quieter and residential, with its own MRT stop. On our list Ambience Residences is 800 m from it.
- Salak Selatan and the air-base edge - the closest pocket to Bandar Malaysia, which is why it is marketed hardest. Arte Star @ Sg Besi is 50 m from KTM Salak Selatan and 500 m from the LRT. Judge it on those two stations, not on the plan across the road.
- Chan Sow Lin end - closest to the city centre and to a three-line interchange (One Residences is 750 m from the station), but still a workshop and light-industry area. Jalan Chan Sow Lin is one of the 14 flash-flood hotspots DBKL named on 12 May 2026.
- Bandar Tasik Selatan side - technically Cheras, but the same market. PSV1 Residence and PSV2 Residence on our list are 700 m and 600 m from the station.
The weak points, plainly. Parts of the corridor are still lorries, workshops and vacant land. Highway-facing units are noisy. Kuchai Lama next door is also on DBKL's hotspot list, so run our flood-risk check on the exact street. And supply is heavy: on our list alone, Arte Star has two phases of 846 and 996 units, Radium Adesa 1,218, One Residences 688, Quaver Residence 684 and Aricia Residences 612.
The TOD pitch. Some towers here really are a few minutes from a platform. Others are close only as the crow flies - the distances above are straight lines, and a highway slip road can turn 500 m into a hot 15-minute walk. What do new launches in Sungai Besi cost?
The eight projects on our list start from RM300,000 and run to RM724,000. "From" is the lowest-priced unit in the project as listed with us on 24 September 2026. Stamp duty for a first home: the exemption is 100% on both the transfer and the loan agreement for a first home priced up to RM500,000, where the sale and purchase agreement (SPA) is signed by 31 December 2027 (P.U.(A) 448/2025 and 449/2025). Questions buyers actually ask about Sungai Besi
Is Sungai Besi a good area to live in?
Good for trains, mixed for lifestyle. You get an LRT and MRT interchange and three expressways, but parts of the area are still industrial and most malls and parks are a drive away. It suits buyers who put transit and price first.
Is there an MRT station in Sungai Besi?
Yes. Sungai Besi (PY29) is on the MRT Putrajaya line and interchanges with the LRT Sri Petaling line; Taman Naga Emas (PY28) is the next MRT stop. The two provisional Bandar Malaysia stations have not been built or opened.
When will Bandar Malaysia be completed?
Nobody has given a completion date, and the full build is described as taking about 50 years. KLCC (Holdings) bought 486 acres of the site under an agreement signed on 4 October 2024 (EdgeProp). The Finance Ministry said on 13 November 2025 that the project is expected to begin at the end of 2026. As of 5 October 2026 we found no announcement that work has started.
Will the KL-Singapore HSR stop at Sungai Besi?
Nothing is confirmed. The original project, with a terminus planned at Bandar Malaysia, was cancelled in January 2021. The revival is still at the stage of choosing a model, with no route, station or date announced.
Is Sungai Besi freehold or leasehold?
Mostly leasehold among new launches. On our list Ambience Residences and Aricia Residences are freehold; the other six are leasehold. Ask also whether the title is residential or commercial.
Is Sungai Besi good for rental investment?
Possible, but supply is the risk. There are real tenants from southern KL workplaces, TBS and the Bukit Jalil campuses, but thousands of similar units are completing along the same corridor. Pick the unit with the shortest real walk to an open station, and read our TOD myths guide first.
