Is Bukit Jalil worth buying? An honest 2026 guide to Bukit Jalil condos, the LRT and the "too many condos" question

Bukit Jalil has the mall, the stadium, four LRT stations and a transacted condo median of RM480 psf. It suits owner-occupiers who want a southern-KL address with real amenities. Investors should count the towers first: the eleven high-rises on our list alone total about 8,860 units.

The straight answer

Yes for owner-occupiers, cautious for investors. Bukit Jalil is a southern-KL suburb with Pavilion Bukit Jalil (opened 3 December 2021), the National Sports Complex, Technology Park Malaysia and four LRT Sri Petaling line stations on or beside it: Bukit Jalil, Sri Petaling, Awan Besar and Muhibbah. Transactions are mid-to-upper for the south: Brickz records a median of RM511 psf and RM600,000 across 337 residential deals from August 2025 to July 2026, and RM480 psf, RM599,000 for condominiums. New launches on our list start from RM438,000 and reach RM1.4 million.

The concern everyone raises is real: high-rise supply is dense. The eleven Bukit Jalil high-rise projects on our list alone total about 8,860 units. Landed enclaves - Bukit Jalil Golf & Country Resort, Jalil Sutera, Alam Sutera, Sri Jalil - are scarce and priced like it. Buy the tower for its walk to a station and its unit mix, not for the postcode.

Who should buy in Bukit Jalil - and who should not?

Bukit Jalil suits people who want a lifestyle suburb inside KL city limits without KLCC or Bangsar prices. Wikipedia describes it as an "affluent suburb" bounded by the National Sports Complex, the Shah Alam Expressway (KESAS) and the city boundary. Bukit Jalil City - a 50-acre freehold integrated development anchored by Pavilion Bukit Jalil, per iProperty - gave the area the mall and office core it lacked, and the 80-acre Bukit Jalil Recreational Park is the green lung. IMU University, APU in Technology Park Malaysia and Tzu Chi International School (Jalan Jalil Impian 2) supply a student and family base.

How well connected is Bukit Jalil?

Rail is good by KL standards; the road network is fine off-peak and heavy at the LDP and KESAS junctions. Per Wikipedia's Sri Petaling line listing, the stations are Bukit Jalil (SP17, opened July 1998), Sri Petaling (SP18), Awan Besar (SP19) and Muhibbah (SP20, both opened 31 October 2015), then Alam Sutera (SP21) and Kinrara BK5 (SP22) on the Puchong side. Pavilion Bukit Jalil runs a free shuttle to Awan Besar station at 20-minute intervals. There is no MRT station in Bukit Jalil - listings that say "MRT Bukit Jalil" mean the LRT.

Highways: the Damansara-Puchong Expressway (LDP), Bukit Jalil Highway, KESAS, MEX and the New Pantai Expressway all touch the suburb (Wikipedia). That is why Bukit Jalil works for Sunway, Puchong, Old Klang Road and Putrajaya commutes as well as the city.

  • On our list, the projects with a real station walk are JRK Convena (260 m to Muhibbah), Sunway Flora 2 (550 m), Sunway Flora (700 m) and OAKA Residences (900 m to Awan Besar). The rest are a drive or a shuttle.
  • Test the KESAS-LDP interchange at 8am. It is the choke point for anything heading west or north.

Are there too many condos in Bukit Jalil - and where are the weak pockets?

Supply is the honest risk here, and it is concentrated in the compact-unit segment. Add up only the high-rises on our list: The Kingswoodz 1,558 units, REN Residences 1,260, The Vividz 1,138, The Queenswoodz 1,004, Ayanna Resort Residences 824, Sunway Flora 748, Sunway Flora 2 686, Veladaz 508, Park Green Pavilion 453, OAKA 350, JRK Convena 332 - about 8,860 units. The Park Sky Residence in Bukit Jalil City alone is another 1,098 units (PropertyGuru). Most of the sub-RM800,000 stock is 470 to 920 sq ft, which means the same tenant pool is being chased by thousands of near-identical units.

The transacted numbers show the market pricing this in. Brickz' condo median is RM480 psf (Aug 2025 to Jul 2026); the 25th percentile is RM405 psf and the 75th is RM599 psf. Superhomes' June 2026 note puts typical Bukit Jalil condos at RM550,000 to RM850,000 and landed at RM1.0 million to RM2.0 million-plus, noting "strong owner-occupier demand" for the scarce landed. A launch asking far above RM600 psf is asking you to pay for the future, not the present - read property oversupply risk before you do.

  • Strong: anything within a walk of Pavilion Bukit Jalil and Awan Besar or Muhibbah stations; the landed enclaves (Brickz shows Bukit Jalil Golf & Country Resort at a median RM747 psf and RM4,720,000, on eight deals from Nov 2024 to Aug 2025).
  • Weak: towers on the Technology Park and KESAS fringes sold on "minutes to Pavilion" that are a drive away; small investor-grade units in 1,000-unit-plus towers competing on rent; older blocks near the stadium that rely on event-day demand.

For an area-by-area comparison, Bukit Jalil is the newer, denser, more expensive cousin of Puchong next door - see is Puchong worth buying if your budget is under the Bukit Jalil median.

What do new launches in Bukit Jalil cost?

Questions Bukit Jalil buyers actually ask

Is Bukit Jalil a good place to invest in a condo?

Only if you buy the walkable, well-sized minority. With about 8,860 units in the eleven high-rises on our list and a transacted condo median of RM480 psf (Brickz, Aug 2025 to Jul 2026), yield competition is intense for compact units. Larger family units near a station and Pavilion hold up better than 500 sq ft investor units.

Does Bukit Jalil have MRT?

No - it has LRT. Four Sri Petaling line stations serve it: Bukit Jalil, Sri Petaling, Awan Besar and Muhibbah. Pavilion Bukit Jalil runs a free 20-minute shuttle to Awan Besar.

Is there landed property in Bukit Jalil?

Yes, but little of it. Wikipedia lists Alam Sutera, Bukit Jalil Golf & Country Resort, Esplanade, Jalil Sutera and Sri Jalil as the landed areas. Brickz shows the golf resort at a median RM4.72 million. Superhomes puts typical Bukit Jalil landed at RM1.0 million to RM2.0 million-plus.

What is the Bukit Jalil condo price per square foot in 2026?

Brickz' transacted condo median is RM480 psf (25th percentile RM405, 75th RM599) for Aug 2025 to Jul 2026. New launches on our list start at RM438,000; compare their psf to those transacted bands, not to other launches.

Is Bukit Jalil freehold?

Mixed. On our list Sunway Flora, Sunway Flora 2, JRK Convena, OAKA, Ayanna and Park Green Pavilion are freehold; the EXSIM towers (Kingswoodz, Vividz, Queenswoodz, Veladaz) and REN Residences are leasehold. The title matters less for a condo than for landed, but it does show up at resale.
