The straight answer

16 freehold landed launches are still selling in the Klang Valley in October 2026 on the PropertySifu Malaysia listing, and 4 of them are already completed. The cheapest is Scientex Jenjarom at RM454,584 net for a 1,661 sq ft home; the dearest is Daya Residence from RM2,667,000. Freehold means you own the land outright with no lease to run out, which is why buyers search for it, and why almost all of these are on the outer ring: Jenjarom, Semenyih, Dengkil, Serendah and Rawang, with only four inside the older suburbs of Cheras, Puchong, Kuchai Lama and Kwasa Damansara.

None of the 16 is within walking distance of a train station, so the commute is the price you pay for freehold land at these numbers. KPKT's register shows 4 of the 16 behind schedule, 2 of those on the Sick list, and 2 with 90% or more reported sold.

Every new launch still selling in the Klang Valley in October 2026

All 16, cheapest first. "From" is the net price of the smallest unit type on our project page in October 2026, after the developer package; it is not a typical unit. Price per square foot (psf) is that from-price divided by that smallest unit, so it is the entry psf, not the project average.

Net from-prices as on our project pages, October 2026. Entry psf = from-price divided by smallest unit.

The second table is the part the brochure does not show: how far along the build is, the nearest station by straight line, and what KPKT's public TEDUH register records for each project. KPKT is the housing ministry; its register lists every licensed project with the number of units the developer has reported sold and whether the project is on schedule, behind, or on the Sick list.

Sold counts are what the developer reported to KPKT as at early October 2026, so a project showing close to 100% may only have returned or developer-held units left. Status wording is KPKT's classification, not our opinion of any developer.

Which freehold landed launch suits which buyer, and which ones to think twice about

You want the lowest price and accept a long drive. Scientex Jenjarom (RM454,584 for 1,661 sq ft, a 4,299-home township in Kuala Langat), Eco Forest Birchpark in Semenyih (RM462,000 for 2,065 sq ft, 156 of 184 sold), Suasana Antara Gapi in Serendah (RM489,179, 45 of 124 sold), Titanium Gardens in Dengkil (RM499,800 for 1,465 sq ft) and Taman Mutiara Salak at Salak Tinggi (RM580,500, 23 of 40 sold) are the under-RM600,000 tier, all 40 to 60 km from the city centre. Scientex Jenjarom and Titanium Gardens are not yet matched in the KPKT register, so ask for the licence number before you book.

You want Semenyih or Rawang at a mid price. Sapphire Residence @ Diamond City (RM570,688, 153 of 449 sold), M Legasi Semenyih (RM682,800 for 1,555 sq ft, 670 of 817 sold), Zinnia Residence (RM681,690, listed behind schedule) and Botanica Hills in Rawang (RM731,000 for 1,660 sq ft, 86 of 91 sold) are the established townships with schools and shops already open.

You want to stay inside the city. Only four are in the older suburbs, and they cost two to five times more per home: Inspira Hills Phase 2 in Puchong (RM996,780 for 2,250 sq ft, 111 of 128 sold, listed behind schedule), The Courtyard in Alam Damai, Cheras (completed, RM1,450,990 for 2,480 sq ft, 32 of 62 sold), Maple Hill in Sungai Long (from RM2,073,000, all 98 reported sold), Twin Palms Latania II (completed, from RM2,456,600) and Daya Residence in Kwasa Damansara (RM2,667,000 for 3,329 sq ft, 23 of 35 sold).

Think twice about the two on KPKT's Sick list: D'Heights @ Cheras South (RM478,000, completed, 127 of 176 sold) and Vila Setara in Kuchai Lama (RM2,606,080, 43 of 63 sold). The price on both looks right for the location, which is exactly when you should read what the Sick list means for a buyer and ask about the completion certificate before anything else. For every scheme here, freehold vs leasehold for landed explains why the title matters more for a house than a condo, and how to check flood risk is essential for the river-valley plots.

What to check before you book any of these

Three things, in order, and we do all three for you free if you send us the project name.

  1. The KPKT licence and status. Every project above is in the register, but licences and sales permits expire and get renewed; a project marked behind schedule or on the Sick list needs a conversation about the revised date and your rights. Run the name through our free project check, or read what TEDUH records.
  2. The net price, the loan and the cash. The from-price above is after the developer package. Ask which price the bank will value against, because the loan margin is calculated on the valuation, not the brochure. The price list explained and the cash you actually need cover this. Under Schedule H you pay 10% on signing and the rest by construction stage: the stages.
  3. Density, lifts and the monthly fee. A block with over a thousand units shares its lifts, pool and car park ramps with a small town; how to read density and maintenance fees and sinking fund tell you what that costs you every month from the day you get the keys.

Our 12 red flags list is the longer checklist; the show unit visit checklist is for the day you go to the gallery.

What this article is, and is not

Prices, unit sizes, tenure and rail distances are as carried on our project pages in October 2026 and change as phases sell. Sold counts and progress status are what KPKT's TEDUH register recorded in early October 2026, not our view of any developer. Subsale medians are registered transactions compiled by Affirm Plus Research. We list every project we cover in the area, not a selection; this is general information, not financial advice.

Questions the Klang Valley new-launch buyers ask

What is the cheapest new launch in the Klang Valley right now?

On our listing, Scientex Jenjarom starts at RM454,584 net for its smallest unit (1,661 sq ft, freehold). That is the entry layout; larger units in the same project cost more. Prices move as phases sell, so send us the name and we confirm what is still available at that price.

Are any of these within walking distance of a train station?

No. None of the 16 projects is within about 800 m of a station on our project pages, so every one of them runs on a car. Price the tolls and fuel into your monthly budget before you compare the instalment with renting.

Which projects does the KPKT register show as behind schedule?

4: D'Heights @ Cheras South, Zinnia Residence, Inspira Hills Phase 2, Vila Setara. KPKT, the housing ministry, records progress for every licensed project in its public TEDUH register; behind schedule means the developer has missed the planned completion milestone. It is not the same as abandoned, but ask when the revised date is, and read how late-delivery compensation works before you sign.

Should I buy a new launch or a subsale unit in the Klang Valley?

Subsale in the Klang Valley usually gives you more floor area per ringgit and you can see the real building; a new launch gives you a 24-month defect warranty, Schedule H protection under the Housing Development Act, and progressive payments while it is built. New launch vs subsale works through the arithmetic.

Why is there no freehold terrace house under RM500,000 inside KL any more?

Because the freehold land inside the city was built on decades ago and what is left is priced as redevelopment land for towers. New freehold terraces now start where land is still cheap, 40 km and more from the centre, which is why the under-RM500,000 entries on this list are in Jenjarom, Semenyih, Serendah and Dengkil. Inside the older suburbs the same title costs four to five times more per home.

Is a gated and guarded landed scheme a strata title?

Often yes. Many of the newer gated schemes are built as strata landed, which means you own your house but the roads, guardhouse and park are shared and you pay a monthly fee to a management body. It is not a problem, but it changes your running costs and your resale buyer. The landed types explained covers it.
