Puchong condo prices in 2026: what buyers actually paid, building by building

A typical Puchong condo sold for about RM368 per square foot since 2024, so a 900 square foot unit cost roughly RM331,000. The older apartments in Bandar Puteri are the cheap end; Hillcrest Heights and Seri Puteri Hills are the expensive end.

The straight answer

Say you have around RM400,000 and want a condo in Puchong, Selangor. That is the middle of the market. Since 2024, a typical Puchong condo has sold for about RM368 per square foot. Per square foot simply means the price for each square foot of floor space, so a normal 900 square foot home costs roughly RM331,000. Treat that as a rough guide, not a quote. The cheapest building that sells often is Pangsapuri Seri Dahlia in Bandar Puteri, at about RM237 per square foot. The most expensive is Seri Puteri Hills in Pusat Bandar Puchong, at about RM660, with Hillcrest Heights close behind at RM649. The honest catch: the cheap end means 20-year-old blocks with no lift and basic upkeep. If you want a newer building with a lift and a pool for under RM400,000, Puchong is not the place. The 20 buildings below are the ones that sold the most since 2024 within about 3.5 km of the Puchong centre, out of 44 buildings that had at least 8 sales. Each price is the typical sale in that building, so one unusual deal does not skew it. Rent is shown only where we saw at least 5 rental agreements since 2024, and the rental return is a year of that rent divided by the price, before maintenance fees, tax or empty months, shown only where we are confident in it. A dash means we did not have enough data to say.

Read the number of sales as a sign of how easy the building is to buy into and, later, sell out of. Sixty to a hundred sales in under three years means plenty of buyers; fifteen means fewer recent sales to compare against, so a bank valuation (the bank's own estimate of what the home is worth) is harder to predict there; see when the valuation comes in lower than the price.

What does the price spread in Puchong mean for a buyer?

The cheap end of Puchong is the 2000-era walk-up and low-rise apartment stock around Bandar Puteri, Pusat Bandar Puchong and Puchong Prima. P/Puri Seri Dahlia in Bandar Puteri typically sold for RM237 per square foot (typical price RM163,000), Sri Begonia Apartment RM290 per square foot (RM200,000), and the Anggerik, Teratai and Orkid blocks in Puchong Prima RM339 per square foot (RM270,000). These are small units, often 690 to 810 square feet, with basic facilities. They are where the highest rental yields sit: Seri Dahlia at 5.2% and Rhythm Avenue at 5.4% gross (yield means a year of rent divided by the price, before any costs).

The expensive end is the newer, larger stock. Seri Puteri Hills in Pusat Bandar Puchong typically sold for RM660 per square foot, but with 1,679 square feet units the typical price was RM1,109,000. Hillcrest Heights in Puchong Utama came in at RM649 per square foot (RM835,000, 1,324 square feet) and was also the most-traded building in the area with 64 deals. Pangsapuri Sri Cempaka, first sold in 2019, typically sold for RM519 per square foot on 732 square feet units.

The middle band, RM340 to RM470 per square foot, is where most families end up: Koi Tropika and Koi Tropica (RM465 to RM469 per square foot, around RM475,000 to RM480,000), Solace at Setia Walk (RM431 per square foot), Casa Tropika (RM393 per square foot, RM450,000), Goodyear Court 9 (RM405 per square foot) and Sri Cassia in Bandar Puteri (RM411 per square foot, RM345,000). For a buyer the practical read is: the same RM450,000 buys a 1,000 square feet unit in a 2004 to 2011 condo with a pool, or about RM380,000 buys a 730 square feet unit in Pangsapuri Sri Cempaka, first sold in 2019. The two Koi buildings and Casa Tropika are leasehold (the land is on a long lease from the state, usually 99 years); most of the rest of the list is freehold (you own your share of the land outright), which matters for a long hold. The resale prices are what buyers actually paid for finished homes in buildings whose age and condition are known. The from-price is a fixed package for a home that is not built yet, and it is the smallest layout in the block, not a typical one. Where is the data from and what does it not cover?

Data compiled by Affirm Plus Research from official records of completed condo and apartment sales and rentals in the Klang Valley from 2024 onward, as at September 2026. What that means in practice:

  • Typical sale prices, not asking prices. Every number is what buyers actually paid, not what sellers hoped for. Statisticians call this the median: the middle sale when all sales are lined up from cheapest to dearest.
  • 2024 onward only. Older sales are left out so the figures describe today's market, not the 2019 one.
  • Only buildings with 8 or more sales since 2024 are listed, and rent only with 5 or more rental agreements. Quiet buildings are not in the table, which is why some names you know are missing.
  • A circle on the map. "Puchong" here means within about 3.5 km of a fixed centre point, not the postal area or any developer's marketing boundary. 44 buildings met all the tests; the table shows the 20 that sold the most.
  • Low-cost and PPR (government low-cost flat) schemes are left out, so the cheap end of the table is the cheapest open-market home, not the cheapest housing in Puchong.
  • Not a valuation. A typical price for a building tells you the middle of recent sales there; your unit's floor, view, renovation and the day's market can put it well above or below. A bank valuer looks at specific recent sales, and the subsale buying steps explain where that sits in the process.

We use the typical sale in each building, not the average, because a few very large deals can pull an average up. Across 44 buildings with registered sales since 2024, a typical building sold for RM368 per square foot, and most buildings fall between RM339 and RM453 per square foot (Affirm Plus Research, within about 3.5 km of the Puchong centre).

What can I buy in Puchong for RM300,000?

Going by typical prices, RM300,000 buys into the older apartment stock: Rhythm Avenue (typical price RM280,000), Anggerik, Teratai and Orkid in Puchong Prima (RM270,000), P/Puri Kenanga (RM293,000), Pangsapuri Saraka (RM298,000) and Akasia (RM302,000). Is Puchong freehold or leasehold?

Mostly freehold (you own your share of the land outright) in the resale table: 19 of the 25 buildings listed are freehold and one has no tenure recorded; the leasehold (the land is on a long lease from the state, usually 99 years) ones are Koi Tropika, Koi Tropica, Casa Tropika, P/Puri Jati 1 and Pangsapuri Meranti.
