Is Puchong worth buying? An honest 2026 guide to Puchong condos, landed homes and the LRT
Yes, for owner-occupiers and value buyers - with caveats. Puchong is one of the Klang Valley's largest mid-market suburbs (375,181 people at the 2020 census, per Wikipedia), served by seven LRT Sri Petaling line stations plus the 16 Sierra MRT station in Puchong South. Prices are moderate: Brickz records a median of RM390 psf and RM416,500 across 882 residential transactions from August 2025 to July 2026, and RM363 psf for condominiums specifically. New launches on our list start from RM250,000 for a compact freehold unit and pass RM1.4 million for landed.
The catches: the LDP crawl at peak hours is real, the eleven high-rise projects on our Puchong list alone total about 6,970 units competing for the same tenants, and older stock in Puchong Perdana, Puchong Prima and Bandar Bukit Puchong ages unevenly. Buy a specific block and its real walking distance to a station - not "Puchong".
Who should buy in Puchong - and who should not?
Puchong suits people who work south or west of KL and want mature amenities at mid-market prices. The core - Bandar Puteri and Bandar Puchong Jaya - has IOI Mall (open since 1996), SetiaWalk, two private hospitals (Columbia Asia and KPMC Puchong, per iProperty's area guide) and a food scene that draws people from neighbouring suburbs. Bandar Kinrara sits closest to Bukit Jalil and Sunway; Taman Putra Prima and 16 Sierra are the newer landed and freehold pockets further south.
| Verdict | Who you are | What you want | Key fact |
|---|---|---|---|
| Buy here | You work in a nearby hub | 20 to 30 minute drive off-peak | Sunway, Subang, Bukit Jalil, Cyberjaya, Putrajaya |
| Buy here | Buyer who wants to walk to the LRT | An LRT station you can genuinely walk to | Brickz condo median RM363 psf |
| Buy here | Puchong renter upgrading to buy | The side of the LDP you know you want | - |
| Look elsewhere | Daily car commuter | Drive to KLCC, Bangsar or Mont Kiara | LDP and Bukit Jalil Highway at 8am |
| Look elsewhere | Investor | Capital growth | Mature market, thousands of new units landing |
| Look elsewhere | Buyer trusting the brochure | A "near LRT" unit | You have not walked it in the heat |
- Daily car commuter: the LDP and Bukit Jalil Highway at 8am will decide your quality of life.
One structural point: Puchong straddles four local authorities (DBKL, MBSJ, Sepang and Kuala Langat, per iProperty), and most of it is Selangor. Titles are a mix of freehold and leasehold even within the same township - our list below shows which is which, and freehold vs leasehold for landed explains why it matters more for houses than for condos.
How well connected is Puchong really?
Rail is the honest strength; the LDP is the honest weakness. The LRT Sri Petaling line extension (opened 2016, per Wikipedia) runs the length of the township with seven Puchong stations: Kinrara BK5 (SP22), IOI Puchong Jaya (SP24), Pusat Bandar Puchong (SP25), Taman Perindustrian Puchong (SP26), Bandar Puteri (SP27), Puchong Perdana (SP28) and Puchong Prima (SP29), ending at Putra Heights where it interchanges with the Kelana Jaya line. Puchong South has its own MRT Putrajaya line stop, 16 Sierra (PY38, opened 16 March 2023).
By road, the 40 km Damansara-Puchong Expressway (LDP) is the spine, with the Puchong West and Puchong South toll plazas inside the township; Wikipedia describes the Puchong portion as having "grown notoriously for traffic congestion". KESAS, the Bukit Jalil Highway, MEX and ELITE connect from its edges. iProperty puts Puchong about 27 km from the KL city centre and quotes 30 minutes to Subang Jaya, Sunway, Bukit Jalil, Putrajaya or Cyberjaya - "provided there is no traffic jam and it is not peak hour".
- Walk the station claim. On our list, Wyn Residence is 150 m from IOI Puchong Jaya and COVO @ 16 Sierra is 100 m from the MRT; Mutiara Lake is about 1 km from Pusat Bandar Puchong. Everything else is a drive or a feeder bus.
- Drive your real commute at 8am on a weekday before signing. Puchong is a different suburb at 7.30am than at noon.
Which parts of Puchong are strong, and which are the weak ones?
The strong pockets are the ones with a station, a mall and landed neighbours; the weak ones are far from all three.
- Bandar Puteri and Bandar Puchong Jaya - the commercial core, most of the high-rises, the LRT and the food. Landed here is scarce and priced accordingly: Brickz shows a median of RM463 psf and RM997,500 for Bandar Puchong Jaya landed, though on only four transactions (September 2025 to June 2026).
- Bandar Kinrara - largely landed, closest to Bukit Jalil and the Sri Petaling line's Kinrara BK5 stop; the most "KL-adjacent" address in Puchong.
- Taman Putra Prima, Puchong Permai, Bandar Bukit Puchong - mixed; newer freehold landed phases sit next to older leasehold stock. Check the specific street.
- Puchong Perdana and Puchong Prima - the tail of the LRT line, older and lower-cost. Prices are the lowest in the township, and so is the quality spread. Tenant demand exists but rents are thin.
- Puchong South / 16 Sierra - the newest pocket with its own MRT station, but still filling in. Good if you value the station and space; weak if you need mature amenities today.
The supply question is the one to take seriously. The eleven high-rise projects on our list alone add up to about 6,970 units (Wyn Residence 1,546, M Terra 999, Anya Residence 750, Nara Residence 709, Ara Residences 639, COVO 601, Mutiara Lake 526 and four smaller ones). Most target the same RM300,000 to RM700,000 buyer and the same tenant. That is why the transacted condo median sits at RM363 psf while launch prices sit well above it: the market is pricing in a lot of competition. Read property oversupply risk and new launch vs subsale before choosing a tower here - a five-year-old block near the station at the Brickz median is often the better deal than a new one two kilometres away.
What do new launches in Puchong cost?
Condos on our list start from RM250,000; landed starts from about RM909,000. "From" prices are the lowest unit in the project as listed with us, not the average.

For context, Superhomes' June 2026 KL market note puts typical Puchong condos in a RM400,000 to RM650,000 band and calls the suburb "a steady mid-market performer" - consistent with the Brickz medians above. Compare any launch price to those transacted numbers, not to the brochure next door.

Questions Puchong buyers actually ask
Is Puchong a good investment?
It is a steady rental market, not a growth story. Brickz' Aug 2025 to Jul 2026 median of RM390 psf tells you the area is mature and mid-market; with roughly 6,970 units in the eleven high-rises on our list, rental competition is heavy. Returns come from buying a well-located block below the launch premium, not from the tide rising.
Does Puchong have MRT or LRT?
Both. Seven LRT Sri Petaling line stations (Kinrara BK5 to Puchong Prima) and the 16 Sierra MRT station on the Putrajaya line in Puchong South. Walkability varies enormously by project - on our list only Wyn Residence, COVO @ 16 Sierra and 16 Sierra Residences Oakleaf are within about 650 m of a station.
Is Puchong in KL or Selangor?
Selangor, mostly. Wikipedia places it in the Petaling district under Subang Jaya City Council (MBSJ), with edges under DBKL, Sepang and Kuala Langat. Check the title of the specific unit for which authority collects your assessment.
Which part of Puchong is best to live in?
Bandar Puteri and Bandar Puchong Jaya for amenities and the LRT; Bandar Kinrara for landed close to Bukit Jalil; Taman Putra Prima and 16 Sierra for newer freehold or MRT-served stock. Puchong Perdana and Puchong Prima are the cheapest and the weakest.
Is Puchong freehold or leasehold?
A mix, sometimes within one township. On our list Nara, Anya, Inspira Hills and Diamond @ Taman Putra Prima are freehold; Wyn, M Terra, COVO, Mutiara Lake and most of the rest are leasehold. See freehold vs leasehold for landed for what that does to a house's long-run value.
Transacted figures are Brickz medians for the periods stated; station and highway facts are from Wikipedia, iProperty and the operators. Project prices and tenure are as listed with us on 13 September 2026 and change with each phase. This is general area information, not financial advice - and every KPKT status we cite is a register fact, not an opinion about any developer.
