The straight answer

10 new condos are still selling in Bangsar, Bangsar South and Pantai in October 2026 on the PropertySifu Malaysia listing, and the first thing to know is that only 2 of them are freehold. The cheapest is Solarvest Tower at RM375,000 net, but that is a 294 sq ft unit; the cheapest real Bangsar address is RM1,745,000 down to around RM785,000 for a 630 sq ft unit. 6 of the 10 are within about 800 m of an LRT or KTM station, which is the best rail count of any suburb on our list.

Bangsar subsale deals registered since 2024 have a median of RM696 psf with a very wide spread, because the hill and Bangsar South are different markets; the new launches start at a median of RM1,207 psf for their smallest units. KPKT's register shows 1 of the 10 behind schedule and 2 with 90% or more reported sold.

All 10, cheapest first. "From" is the net price of the smallest unit type on our project page in October 2026, after the developer package; it is not a typical unit. Price per square foot (psf) is that from-price divided by that smallest unit, so it is the entry psf, not the project average.

Net from-prices as on our project pages, October 2026. Entry psf = from-price divided by smallest unit.

The second table is the part the brochure does not show: how far along the build is, the nearest station by straight line, and what KPKT's public TEDUH register records for each project. KPKT is the housing ministry; its register lists every licensed project with the number of units the developer has reported sold and whether the project is on schedule, behind, or on the Sick list.

Sold counts are what the developer reported to KPKT as at early October 2026, so a project showing close to 100% may only have returned or developer-held units left. Status wording is KPKT's classification, not our opinion of any developer.

How do these prices compare with what buyers actually paid for subsale in Bangsar?

Registered resale transactions from 2024 onward for 29 high-rise buildings within about 2.0 km of the Bangsar centre (compiled by Affirm Plus Research) have a median of RM696 psf; the cheaper quarter of buildings sits around RM445 psf and the dearer quarter around RM975 psf. The median entry psf across the 10 new high-rise launches above is RM1,207 psf. 7 of them start above the dearer quarter of the subsale market and 0 start at or below the subsale median.

The two numbers are not the same thing. The subsale figure is what buyers paid for real, usually older, units; the new-launch figure is a developer's net price for the smallest layout in a building that may not exist yet. The gap is the price of newness, the defect warranty and the facilities, and it is also the number you must earn back if you resell in the first few years. The buildings below are the ones with the most registered deals since 2024, so they are the resale benchmark a valuer will look at.

If the new launch you like is priced well above the dearer quarter of subsale, ask what in the building justifies it: a station at the door, a freehold title in a leasehold suburb, or a genuinely better location. If nothing does, a two-year-old subsale unit nearby may be the better buy. The detailed price study is in new launch vs subsale.

Which Bangsar launch suits which buyer, and which ones to think twice about

You want Bangsar itself. Three projects carry the address: Khaya Residences (RM785,000 for 630 sq ft, 300 m from Abdullah Hukum KTM, keys 2029, only 36 of 795 units reported sold so far), 38 Bangsar Residensi in Lucky Garden (completed 2025, RM813,333, 400 m from Bangsar LRT, 147 of 278 sold) and Bangsar Hill Park (completed 2025, RM1,071,000 for 917 sq ft, 780 of 812 sold). All three are leasehold. The only freehold Bangsar entry is One Eleven Menerung, 111 units from RM1,745,000, 79 reported sold.

You want the price, not the postcode. Bangsar South and Kerinchi are where the sub-RM700,000 units are: Laurel Residence (completed 2025, RM476,000, 911 of 1,260 sold), Enlace Suite (RM536,000 for 474 sq ft), River Park (RM600,000, 1,332 units, 991 sold) and Solarvest Tower (RM375,000 for a 294 sq ft unit, 600 m from Universiti LRT, not matched in the KPKT register, which is itself a question to ask). These rent to the office crowd at Bangsar South and sell on the LRT, not on the Bangsar name.

You want freehold near a station. Cubic Botanical in Pantai (completed 2022, RM1,117,500, 350 m from Pandai Dalam KTM, 967 of 1,161 sold) is the one that fits. Riana Trees Residences in Pantai (RM698,000, 303 of 336 sold) is listed behind schedule; ask for the revised date.

Think twice if you are paying a Bangsar psf for a tower that a valuer will benchmark against Kerinchi: the Bangsar South buildings with the most deals since 2024 transact in the RM500s to RM600s psf, well under the hill. Is Bangsar worth buying covers the hill versus the flats, and serviced apartment vs condo explains why several of these are on commercial titles.

What to check before you book any of these

Three things, in order, and we do all three for you free if you send us the project name.

  1. The KPKT licence and status. Every project above is in the register, but licences and sales permits expire and get renewed; a project marked behind schedule or on the Sick list needs a conversation about the revised date and your rights. Run the name through our free project check, or read what TEDUH records.
  2. The net price, the loan and the cash. The from-price above is after the developer package. Ask which price the bank will value against, because the loan margin is calculated on the valuation, not the brochure. The price list explained and the cash you actually need cover this. Under Schedule H you pay 10% on signing and the rest by construction stage: the stages.
  3. Density, lifts and the monthly fee. A block with over a thousand units shares its lifts, pool and car park ramps with a small town; how to read density and maintenance fees and sinking fund tell you what that costs you every month from the day you get the keys.

Our 12 red flags list is the longer checklist; the show unit visit checklist is for the day you go to the gallery.

What this article is, and is not

Prices, unit sizes, tenure and rail distances are as carried on our project pages in October 2026 and change as phases sell. Sold counts and progress status are what KPKT's TEDUH register recorded in early October 2026, not our view of any developer. Subsale medians are registered transactions compiled by Affirm Plus Research. We list every project we cover in the area, not a selection; this is general information, not financial advice.

Questions Bangsar new-launch buyers ask

What is the cheapest new launch in Bangsar right now?

On our listing, Solarvest Tower starts at RM375,000 net for its smallest unit (294 sq ft, leasehold). That is the entry layout; larger units in the same project cost more. Prices move as phases sell, so send us the name and we confirm what is still available at that price.

Which new launches in Bangsar are freehold?

2 of the 10 projects are freehold: Cubic Botanical (RM1,117,500), One Eleven Menerung (RM1,745,000). The other 8 are leasehold, which means the land is held on a long lease from the state; it matters most when you sell decades later. Freehold vs leasehold walks through the difference.

Which of these are within walking distance of a train station?

6 projects are within about 800 m of a station by straight line on our project pages: Khaya Residences (Abdullah Hukum KTM 300 m), Cubic Botanical (Pandai Dalam KTM 350 m), 38 Bangsar Residensi (Bangsar LRT 400 m), One Eleven Menerung (Pusat Bandar Damansara MRT 550 m), Solarvest Tower (Universiti LRT 600 m), Bangsar Hill Park (Bangsar LRT 700 m). Walk the route once at midday before you count it as walking distance; a straight line through a highway is not a footpath.

Which projects does the KPKT register show as behind schedule?

1: Riana Trees Residences. KPKT, the housing ministry, records progress for every licensed project in its public TEDUH register; behind schedule means the developer has missed the planned completion milestone. It is not the same as abandoned, but ask when the revised date is, and read how late-delivery compensation works before you sign.

Should I buy a new launch or a subsale unit in Bangsar?

Subsale in Bangsar usually gives you more floor area per ringgit and you can see the real building; a new launch gives you a 24-month defect warranty, Schedule H protection under the Housing Development Act, and progressive payments while it is built. New launch vs subsale works through the arithmetic.

Why are almost all new Bangsar condos leasehold when the old Bangsar houses are freehold?

Because the hill was carved up as freehold housing lots decades ago and is full. The new towers sit on former government or utility land along the Federal Highway, the river and the rail line, which the state released on lease. It is the same reason Bangsar South and KL Sentral are leasehold. On a 99-year lease starting now, the practical cost shows up on resale decades later; freehold vs leasehold has the arithmetic.
