Is Kajang or Bangi worth buying? An honest 2026 guide to condos, houses and the MRT
You have RM300,000 to RM500,000 for a condo, or closer to RM900,000 for a house, and Kajang or Bangi in Selangor, Malaysia is where that money goes furthest. Short version: yes, if you want space and a train line into Kuala Lumpur. No, if you want a condo that is easy to rent out or sell on, because very few condos change hands here. Since 2024, a typical 850 square foot condo in Kajang sold for about RM320,000, and a typical 900 square foot condo in Bangi for about RM310,000. Houses are the real market: homes in Setia Alamsari, Bangi, sold for about RM882,000. New homes on our list start from RM270,000. Two honest warnings: Kajang town roads are congested, and Bangi has no MRT, only KTM Komuter trains. We took these prices from the official record of actual home sales in Malaysia since 2024, looking at buildings within about 3 km of the Kajang and Bangi centres, put together by Affirm Plus Research.
Who should buy in Kajang or Bangi - and who should not?
Kajang and Bangi suit families who want a landed house and a rail line, and people who work in Putrajaya, Cyberjaya, UKM or the southern industrial belt. Kajang is about 22 km south-east of Kuala Lumpur, is the southern terminus of the MRT Kajang line with an interchange to KTM, and has Hospital Kajang (public) and KPJ Kajang (private); its municipal council area is Malaysia's second most populous at about 1.05 million people, with 236,240 in the town proper at the 2020 census (Wikipedia). Bandar Baru Bangi is a planned satellite town of Kajang built around Universiti Kebangsaan Malaysia (UKM), about 25 km from KL, between Kajang and Putrajaya, with UKM and Kajang 2 KTM Komuter stations (Wikipedia).

Which parts of Kajang and Bangi are weak, and where are the stations?
The weak parts are Kajang's old town roads, Bangi's lack of an MRT, and a condo market too small to price confidently.
- Kajang town traffic. Federal Route 1 runs through the old town centre and the SILK highway forms a beltway around it (Wikipedia). Inside the ring, the streets were built for a satay town, not a million-person municipality. The Grand Saga (Cheras-Kajang) expressway toward KL and PLUS exit 210 are the escape routes, both tolled.
- Bangi has no MRT. Bandar Baru Bangi is served by the UKM and Kajang 2 KTM Komuter stations on the Seremban line, plus MRT feeder buses (Wikipedia). KTM frequency is not MRT frequency. If a Bangi project says "near MRT", ask which station and how many kilometres.
- Thin condo resale. Six buildings in Kajang and five in Bangi is not a market you can read a trend from. MKH Boulevard's 70 deals are mostly 549 sq ft units at RM298,000, which tells you the demand is for small, cheap units near the town centre. A 1,281 sq ft unit at Residensi Setia Impian went for RM380,000 typical (RM307 per sq ft) - space is cheap here because few people are competing for it.
- Low-cost blocks share the postcode. TKS Business Centre in Kajang shows a RM165,000 typical. Cheap is not the same as good value if the next buyer is scarce.
Transport, verified: Kajang station is the southern terminus of the MRT Kajang line and connects to KTM Komuter and KTM ETS; Stadium Kajang and Sungai Jernih MRT stations serve the town centre (Wikipedia). What did buyers actually pay in Kajang and Bangi since 2024?
Registered resale transactions from 2024 onward, compiled by Affirm Plus Research, for buildings within about 3 km of the Kajang and Bangi centres with at least 8 deals. This is every qualifying building - there are only eleven. Each figure is the middle sale: half of buyers paid more, half paid less. Rent appears only where at least 5 tenancies were registered; rent return is yearly rent divided by typical price; "-" means not enough data.

Landed, same source: Setia Alamsari (Bangi, freehold) - 34 deals, typical RM882,000. Landed prices are quoted per house, not per square foot, because built-up areas are unreliable on landed titles. Note that TKS Business Centre's 10.2% computed rent return is left out of the table above: it is a commercial-title block with a RM165,000 typical, and one rent figure on a tiny base is not a rent return you should plan around.

The comparison that matters: a RM461,000 to RM492,800 launch in Kajang is above the town's highest resale typical (MKH Boulevard 2 at RM429,000) and above every Bangi building except none. That is not automatically wrong - newer, bigger, better-located - but it means your resale buyer in 2031 will be comparing against a market that has never paid that much for a Kajang condo. Is Kajang a good place to invest in property?
For a house you will live in, reasonable; for a condo you will rent out, weak. Only 6 Kajang condo buildings cleared 8 registered deals since 2024 (typical RM376 per sq ft within about 3 km, Affirm Plus Research), and only one Bangi building has a measurable rent return (3.8%). Does Bangi have an MRT station?
No. Bandar Baru Bangi is served by the UKM and Kajang 2 KTM Komuter stations on the Seremban line and by MRT feeder buses (Wikipedia). The nearest MRT stations are in Kajang town: Kajang (terminus), Stadium Kajang and Sungai Jernih.
Is Kajang or Bangi better to live in?
Kajang for the MRT, the hospitals and the town amenities; Bangi for the planned-township layout, UKM and the drive to Putrajaya. Bangi's condo typical prices are slightly lower (RM346 vs RM376 per sq ft). Both are about 22 to 25 km from KL (Wikipedia), so choose by where you work.
How much is a condo in Kajang?

Is Kajang freehold?
Every Kajang condo building in our data is freehold, and so are all the Kajang and Bangi launches on our list. The one leasehold building is Residensi Ostia in Bangi. Freehold is a genuine advantage of this corridor over many KL suburbs - why it matters.
