Is Semenyih worth buying? An honest 2026 guide to Semenyih landed townships, the LEKAS commute and who should stay away
Yes, if you are buying a landed home to live in and your daily drive does not go into central KL. Semenyih sits 28 km southeast of downtown Kuala Lumpur and 8 km southeast of Kajang (Wikipedia), and is essentially a cluster of planned landed townships - Setia EcoHill, Eco Majestic, Eco Forest, Diamond City - around an old town and the University of Nottingham Malaysia campus. Brickz records a median of RM353 psf and RM550,000 across 627 residential transactions from August 2025 to July 2026. Our listed Semenyih launches start from RM511,988 for a freehold landed unit in Diamond City.
The honest limits: there is no train - the nearest MRT is Stadium Kajang or Kajang on the Kajang line, reached by car or the T450 feeder bus - and the LEKAS to SILK to Cheras-Kajang corridor is where the morning goes. If your job is in KLCC, Bangsar or Mont Kiara, the price gap versus Kajang or Cheras is paying for an hour a day you will not get back.
Who should buy in Semenyih - and who should not?
Semenyih suits families who want a new freehold landed home in a gated, planned township and whose work is in Kajang, Bangi, Putrajaya, Cyberjaya, Nilai or the Semenyih-Beranang industrial belt. The townships are the product: Setia EcoHill and Setia EcoHill 2 (S P Setia), Eco Majestic and Eco Forest (EcoWorld), Diamond City and the older Bandar Tasik Kesuma and Bandar Rinching. Schooling is better than the distance suggests - Tenby International School sits inside Setia EcoHill on a 14-acre campus (Tenby), and SJKC Ton Fah is planned inside Eco Majestic - and the University of Nottingham Malaysia relocated to its 48-hectare Semenyih campus in 2005 (Wikipedia), which supplies a steady rental base for rooms and small landed.
| Verdict | Who you are | What you want | Key fact |
|---|---|---|---|
| Buy here | You work south or east of KL | Freehold double-storey | From the RM500,000s to RM900,000s |
| Buy here | Buying to live for ten-plus years | A school inside the township | - |
| Buy here | Buyer comparing with Kajang | The newer township for the same money | Kajang Brickz median RM330 psf, RM402,500 |
| Look elsewhere | Daily car commuter | Drive to KLCC, Bangsar, Mont Kiara, Damansara | See the connectivity section before signing |
| Look elsewhere | Condo buyer | A condo with a station walk | No rail and very little high-rise |
| Look elsewhere | Short-term flipper | Sell within five years | Subsale market thinner and slower |
- Short-term flipper: the subsale market here is thinner and slower than Kajang's or Cheras's.
What is the Semenyih commute really like?
Three highways in, no train, and one merge that decides your morning. The 44.3 km Kajang-Seremban Highway (LEKAS, opened 2008) has Semenyih and Eco Majestic (Beranang) interchanges and runs north to the Kajang Perdana interchange, where it hands you to the 37 km Kajang Dispersal Link Expressway (SILK) - built, per Wikipedia, "to allow motorists to bypass the town centre of Kajang". From SILK you take the 11.5 km Cheras-Kajang Expressway (Grand Saga) into KL, past the Batu 11 and Batu 9 tolls. That LEKAS-SILK-Grand Saga chain is the whole story: three tolls, three merges, and the Cheras stretch at the end that every Cheras and Kajang commuter is also on.
Rail does not exist in Semenyih. Wikipedia lists only the UNMC-Kajang shuttle bus and RapidKL bus T450 to Stadium Kajang MRT station on the Kajang line (stations Sungai Jernih KG33, Stadium Kajang KG34 and Kajang KG35 opened 17 July 2017). In practice most residents drive to a Kajang-side station and park, then ride - which works, but adds the drive to the station to a 40-minute-plus train.
- Drive it yourself at 7.30am on a weekday from the actual township to your actual office. Not from Semenyih town. Not at 10am.
- Count the tolls monthly - LEKAS (closed system, per klia2.info), SILK and Grand Saga add up.
- If you work in Putrajaya, Cyberjaya or Nilai, the picture flips: LEKAS south and the SKVE make Semenyih a reasonable drive.
How does Semenyih pricing compare, and where are the weak pockets?
Semenyih's median looks higher than Kajang's because it is selling houses while Kajang is selling flats. Brickz shows Semenyih at RM353 psf and RM550,000 (627 deals, Aug 2025 to Jul 2026) against Kajang at RM330 psf and RM402,500 (930 deals). Read that as a product mix, not a premium: Semenyih transactions are dominated by new-township landed, Kajang's by older stock and high-rise. On a like-for-like double-storey terrace, the newer Semenyih townships are still the cheaper way to get a freehold landed house from a major developer this side of KL.
Where it is weak:
- Anything sold on "minutes to KL". The 28 km figure is real; the minutes are not at peak.
- The old town and older estates (parts of Bandar Rinching, older Semenyih town rows) - cheaper, but without the gated-township management and with thinner resale demand.
- Small strata and high-rise units away from the university - Semenyih buyers want landed, and tenant demand is largely student-driven.
- Phases far inside a township that are years from the amenities already built. A township's finished clubhouse and school are not evidence that your phase's road is done.
Semenyih is the outer ring of the corridor that runs Cheras, then Sungai Long and Balakong, then Kajang, then Semenyih. Each step out buys more house for less and costs more commute. If Cheras-side is within reach, compare with is Cheras worth buying; for how long-run title matters on a landed purchase, see freehold vs leasehold for landed. Every Semenyih project on our list is freehold.
What do new launches in Semenyih cost?
Landed from RM511,988; all five projects on our list are freehold. "From" prices are the lowest unit as listed with us, not the average.
| Project | From | Tenure | Note |
|---|---|---|---|
| Sapphire Residence @ Diamond City | RM511,988 | Freehold | Landed, 449 units, Diamond City |
| Eco Forest Birchpark | RM557,000 | Freehold | Landed, 184 units, Eco Forest |
| M Legasi Semenyih | RM682,800 | Freehold | Landed, 1,125 units |
| Zinnia Residence | RM733,000 | Freehold | Landed, 149 units |
| Anyara Hill | RM4,374,000 | Freehold | One-acre (43,560 sq ft) lots, 428 units |
Note the scale difference: M Legasi is a 1,125-unit township phase, while Zinnia and Birchpark are sub-200-unit pockets. Big phases mean years of construction traffic and later phases competing with your resale; small pockets mean less of both but fewer amenities of their own. Anyara Hill is a different product entirely - acre-scale lots, not terraces.
KPKT status: every project above is a licensed development on the KPKT TEDUH register. Before you pay a booking fee, run the name through our free project check for APDL validity, progress status and whether anything in the developer group sits on the Sakit or Terbengkalai lists. For any launch, check the developer's track record first - a township lives or dies on whether later phases get built.
Questions Semenyih buyers actually ask
Is Semenyih a good place to invest?
For a long hold on landed, reasonable; for a quick flip, no. The subsale market is thinner and slower than Kajang's or Cheras's, and the rental base is largely University of Nottingham students. Buy to live, and treat appreciation as a bonus that arrives with township maturity, not on a schedule.
Does Semenyih have an MRT station?
No. The nearest are Stadium Kajang and Kajang on the MRT Kajang line, about 8 km away, reached by car or the RapidKL T450 feeder bus per Wikipedia. Do not buy a Semenyih unit on the strength of an "MRT nearby" line in a brochure.
How long is the drive from Semenyih to Kuala Lumpur?
It is 28 km to downtown KL by Wikipedia's measure, via LEKAS, SILK and the Cheras-Kajang Expressway. Off-peak that is a normal highway drive; at 7.30am the Cheras end is shared with every Kajang and Cheras commuter. Test it yourself from the specific township before you commit.
Is Semenyih freehold?
Most of the newer townships are, and all five projects on our list are freehold. Older estates can differ - check the specific title.
Semenyih or Kajang - which is better?
Kajang for the MRT terminus, mature amenities and cheaper, older stock (Brickz median RM330 psf). Semenyih for a new freehold landed house in a planned township at a similar total price (Brickz median RM353 psf, RM550,000). If you need the train, it is Kajang; if you need the house, it is Semenyih.
Transacted figures are Brickz medians for the periods stated; distances, highways and station facts are from Wikipedia and klia2.info. Township names are used as places; only projects in our table are ones we list. Prices and tenure are as listed with us on 13 September 2026 and change by phase.
