Is Sungai Long worth buying? An honest 2026 guide to Bandar Sungai Long, Cheras South and Balakong
Yes for owner-occupiers who want a freehold house in a finished township; think harder if you want a condo on the Balakong edge. Bandar Sungai Long was carved out of rubber estate by SHL Consolidated from 1989 and has grown to roughly 690 acres (The Edge, 2015); UTAR opened its Sungai Long campus in 2002 and consolidated its KL and PJ campuses there in 2015 (UTAR). It sits inside Kajang district on the Cheras-Kajang corridor. Brickz records the wider Kajang market at a median of RM330 psf and RM402,500 (930 deals, August 2025 to July 2026) and Balakong at RM301 psf and RM330,000 (177 deals, July 2025 to June 2026).
The limits: Sungai Long has no MRT station - the Kajang line's Bukit Dukung, Sungai Jernih and Stadium Kajang stops are a feeder bus or drive away - and the township is essentially built out, so "Sungai Long" new launches are mostly in Balakong and Cheras South next door. Our list runs from RM439,500 for a condo to RM2.46 million for a Twin Palms house.
What is Bandar Sungai Long, and where do Cheras South and Balakong fit?
Three names, one corridor. Bandar Sungai Long is the planned township proper: gated landed precincts (Twin Palms is the best-known), a golf club, BMC Mall, Sungai Long Specialist Hospital and the UTAR campus, per UTAR's own guide. Balakong is the older industrial-and-residential area on its Cheras side; "Cheras South" is the newer marketing name for the same Balakong-AEON Cheras Selatan belt. The Edge noted as far back as 2015 that inner-township land had run out and development had "moved outwards to SILK" - which is exactly where today's launches are.
| Verdict | Who you are | What you want | Key fact |
|---|---|---|---|
| Buy here | Landed buyer wanting a mature township | Freehold landed home, self-contained township | Hospital, mall and university at its centre |
| Buy here | Local worker or UTAR landlord | Work nearby, or let to UTAR staff and students | Kajang, Bangi, Cheras, Balakong industrial estates |
| Buy here | Buyer who has compared Cheras | More house for the money, one step out | Against Cheras KL-side prices |
| Look elsewhere | Buyer who needs a station | A station you can walk to | None of the three areas has one |
| Look elsewhere | Pure-yield condo investor | Balakong-edge condo | Brickz Balakong median RM301 psf |
| Look elsewhere | Daily driver to the city | Drive to KLCC or Mont Kiara daily | Not yet driven the Grand Saga at 8am |
- Buyer who needs a station: see connectivity below.
- Pure-yield condo investor: the Brickz Balakong median of RM301 psf tells you how the resale market prices that pocket.
For the KL-side comparison, read is Cheras worth buying - Sungai Long is the next ring out on the same road.
How do you get in and out of Sungai Long?
Two expressways with their own Sungai Long interchanges, and MRT by feeder bus. The 11.5 km Cheras-Kajang Expressway (Grand Saga) has interchanges at Balakong and Bandar Sungai Long and tolls at Batu 9 and Batu 11 (Wikipedia); iProperty puts Kajang "about a 30-minutes' drive" from KL's CBD via Jalan Cheras and the Grand Saga - off-peak. The 37 km Kajang Dispersal Link Expressway (SILK) has a Sungai Long interchange signed for Balakong, Bandar Sungai Long, Bandar Mahkota Cheras and UTAR, and links to LEKAS, PLUS and the SKVE (Wikipedia). UTAR also lists the Middle Ring Road 2 and DUKE as the other routes in.
Rail: the MRT Kajang line runs parallel to the corridor but not through it. The nearest stations are Batu 11 Cheras (KG30) and Bukit Dukung (KG31) on the Cheras side, and Sungai Jernih (KG33), Stadium Kajang (KG34) and Kajang (KG35) on the Kajang side - all opened 17 July 2017. Wikipedia records the RapidKL feeder bus T453 from Bukit Dukung to Bandar Sungai Long. Any listing that says "near MRT" here means a bus or a car.
- Drive the Batu 11 toll at 8am. Every Cheras, Sungai Long, Mahkota Cheras and Kajang commuter funnels through it.
- Check which interchange your unit actually uses. A Balakong address off Jalan Balakong and a Twin Palms address are ten minutes apart at peak.
Which pockets are strong, and which are the weak ones?
Strong: inner Sungai Long landed. Weak: fringe high-rise sold as "Sungai Long" that is really Balakong.
- Twin Palms and the gated inner precincts - freehold, low-density landed with the golf club and UTAR walkable. The Edge tracked a Twin Palms semi-detached from RM650,000 in 2007 to RM1.5 million in 2015; today's Twin Palms launch on our list starts at RM2.46 million. Scarce, and priced like it.
- Older Sungai Long terraces near the town centre - the sensible middle. Mature, walkable to BMC Mall and the hospital, cheaper than the gated precincts, and with steady UTAR rental demand.
- Balakong / Cheras South high-rise - the weak pocket for investors. It has AEON Cheras Selatan and the industrial job base, but Brickz' Balakong median of RM301 psf and RM330,000 is the lowest of the three, and the new towers (Rio Cheras South alone is 823 units, Traders Park 899) all compete for the same tenant.
- Mahkota Cheras next door is the Cheras-side comparison: similar age, similar product, and the Bukit Dukung station is closer.
Titles are freehold across almost everything on our list (Traders Park is the leasehold exception), which matters most for the landed stock - see freehold vs leasehold for landed. For the condo edge, read property oversupply risk first: the Balakong belt is exactly the kind of pocket where launch prices and transacted prices drift apart.
What do new launches in Sungai Long, Cheras South and Balakong cost?
Condos from RM439,500; landed from RM478,000 in Cheras South and from RM2.1 million inside Bandar Sungai Long. "From" prices are the lowest unit as listed with us. Three of the seven are sold out and are shown for reference.
| Project | From | Tenure | Note |
|---|---|---|---|
| Traders Park | RM439,500 | Leasehold | Balakong condo, 899 units - sold out |
| D'Nova Residence | RM458,400 | Freehold | Bandar Sungai Long condo, 325 units - sold out |
| D'Heights @ Cheras South | RM478,000 | Freehold | Landed, 176 units, Balakong |
| Rio Cheras South | RM482,100 | Freehold | Condo, 823 units, Balakong |
| Armani Residence @ Sungai Long | RM488,000 | Freehold | Condo, 271 units - sold out |
| Maple Hill | RM2,105,000 | Freehold | Landed, 98 units, Bandar Sungai Long |
| Twin Palms - Latania II | RM2,456,600 | Freehold | Landed, 24 units, Bandar Sungai Long |
The gap in the table is the story: nothing between RM488,000 and RM2.1 million. Inside the township you are buying a large landed home; on the edge you are buying a condo priced against a Balakong subsale median of RM330,000. A Cheras South condo asking RM482,100 is asking roughly 45% above what the surrounding pocket has been transacting at - fine if the block and the walk justify it, not fine on the name alone.

Questions Sungai Long buyers actually ask
Is Sungai Long in Cheras or Kajang?
Administratively Kajang (Hulu Langat district, Selangor); colloquially Cheras. UTAR calls it "a main township in Cheras, Selangor"; the land office and our listings file it under Kajang. Balakong and Cheras South are the Cheras-facing side of the same belt.
Does Sungai Long have an MRT station?
No. The nearest MRT Kajang line stations are Bukit Dukung and Batu 11 Cheras on the Cheras side and Sungai Jernih, Stadium Kajang and Kajang on the Kajang side. Wikipedia lists feeder bus T453 from Bukit Dukung into Bandar Sungai Long.
Is Sungai Long a good investment?
Landed inside the township: a steady long hold with UTAR-driven rental demand. Condos on the Balakong edge: only at the right price. Brickz' Balakong median is RM301 psf and RM330,000; Kajang's is RM330 psf and RM402,500. Buy below the launch premium or not at all.
Is Sungai Long freehold?
Mostly. Six of the seven projects on our list are freehold; Traders Park in Balakong is leasehold. Twin Palms, Maple Hill, D'Nova, Armani, D'Heights and Rio are all freehold.
How far is Sungai Long from KL?
The Edge quoted roughly 30 minutes to the KL city centre in 2015 and iProperty says the same for Kajang via Jalan Cheras and the Grand Saga - both off-peak figures. At 8am the Batu 11 toll is the constraint. Test it from the specific street.
Transacted figures are Brickz medians for the periods stated; township history from The Edge (2015) and UTAR; highway and station facts from Wikipedia and iProperty. Prices, unit counts and sold-out status are as listed with us on 13 September 2026 and change by phase.
