Is Damansara worth buying? Damansara Perdana, Damansara Heights and Kwasa Damansara are three different price worlds

The word Damansara covers a mid-priced hillside suburb, one of the most expensive addresses in Kuala Lumpur and a half-built new township, so whether it is worth buying depends entirely on which one you mean.

The straight answer

You searched for Damansara in Malaysia and got everything from RM230,000 studios to RM1.5 million new launches, because three different places share the name. Short version: Damansara Perdana suits people on a mid budget who drive; Damansara Heights suits people paying for prestige and an MRT station; Kwasa Damansara suits patient buyers of a township still being built. Since 2024, a typical 900 square foot condo around Damansara Perdana sold for about RM430,000. Damansara Heights and Kwasa Damansara are too far from that centre to count, so for them we quote only new-home prices, from RM1,500,300 and RM476,000. The catch: Damansara Perdana has no MRT station of its own and nearly all of it is leasehold, meaning the land is held on a lease that runs out, and Kwasa Damansara will be a building site for years. We took these prices from the official record of actual home sales in Malaysia since 2024, looking at buildings within about 3 km of the Damansara Perdana centre, put together by Affirm Plus Research.

Which Damansara are you actually buying - and who should not?

Decide the postcode first, then the project. The three are 5 to 15 km apart and share almost nothing except the name.

Which parts of Damansara are weak, and where are the MRT stations?

Each Damansara has one weakness that does not go away: Perdana has no station, Heights has no cheap entry, Kwasa has no finished town.

  • Damansara Perdana: car-only and leasehold. Wikipedia records that the township lacks its own MRT station; the nearest is Mutiara Damansara, reached by the T809 feeder bus. The terrain is hilly, so "walking distance" on a brochure often means a slope. Nearly every condo here is leasehold - Flora Damansara, Armanee Terrace, Ritze Perdana, Perdana Emerald all are in our data. Ask the remaining lease years before you compare prices: freehold vs leasehold condos.
  • Damansara Perdana: the cheap end is very cheap. Flora Damansara has 272 registered deals since 2024 at a RM380,000 typical and RM880 typical rent (2.8% rent return). That volume anchors the area's image. It is a different product from Reflection Residences at RM671 per sq ft 500 m from the centre.
  • Damansara Heights: price, not quality. The MRT (Pusat Bandar Damansara, Semantan) and the Sprint Expressway are real advantages (Wikipedia). The weakness is simply that Pavilion Damansara Heights starts from RM1,500,300 on our list, and the resale stock is mostly landed bungalows and 1970s link houses (Medan Damansara, built 1972, per Wikipedia).
  • Kwasa Damansara: timeline risk. Two MRT stations, Kwasa Damansara and Kwasa Sentral, opened with the Kajang line in December 2016, years before the homes around them. Wikipedia still describes the township as in the process of development and construction. Buy the MRT walk, and assume the amenities arrive later than the brochure says.

What did buyers actually pay around Damansara Perdana since 2024?

Registered resale transactions from 2024 onward, compiled by Affirm Plus Research, for buildings within about 3 km of the Damansara Perdana centre with at least 8 deals. This circle covers Damansara Perdana, Mutiara Damansara, Kota Damansara, Bandar Sri Damansara and the edge of TTDI; it does not reach Damansara Heights or Kwasa Damansara. Each figure is the middle sale: half of buyers paid more, half paid less. Rent appears only where at least 5 tenancies were registered; rent return is yearly rent divided by typical price; "-" means not enough data.

Landed, same source: Empire Residence (Damansara Perdana, leasehold) 21 deals at RM1,620,000 typical; Sunway SPK 3 Harmoni (freehold) 16 deals at RM1,395,000; Bayu Damansara (leasehold) 13 deals at RM920,000. Landed is quoted per house because built-up areas on landed titles are unreliable. The pattern: the RM440 to RM530 per sq ft band is the real Damansara Perdana and Kota Damansara market; everything above RM700 per sq ft is either freehold Mutiara Damansara and TTDI, or a small new unit.

What do new launches across the three Damansaras cost?

Damansara Perdana launches start from RM630,200; Kwasa Damansara from RM476,000; Damansara Heights from RM1,500,300. "From" prices are the developer's net package price for the lowest-priced unit as listed with us - fixed, the same for every buyer. The comparison for Damansara Perdana: a RM630,200 to RM793,200 launch sits above Perdana Emerald (RM486,000 typical, 2021) and Reflection Residences (RM830,000, 1,270 sq ft) in the same township, so ask the floor area of the from-price unit and work out the per sq ft against RM438 to RM671. For Kwasa, D'Evia's 500 m to Kwasa Sentral MRT is the feature worth paying for; the rest of the township is a promise. Questions Damansara buyers actually ask

Is Damansara Perdana a good investment?

Steady rental, no station, mostly leasehold - price it accordingly. Measurable rent returns in our data run 2.8% (Flora Damansara) to 5.6% (Pelangi Utama), on an area typical of RM477 per sq ft within about 3 km since 2024 (Affirm Plus Research). The Penchala Link makes the city 7 minutes off-peak per Wikipedia, but there is no MRT walk, and leasehold years shrink every year you hold.

Does Damansara Perdana have an MRT station?

No. Wikipedia records that the township lacks its own station; the nearest is Mutiara Damansara MRT, connected by the T809 feeder bus. Damansara Heights has Pusat Bandar Damansara and Semantan; Kwasa Damansara has Kwasa Damansara and Kwasa Sentral.

Is Kwasa Damansara worth buying now?

Only if you are buying the MRT walk and can hold. The EPF's Kwasa Land is building a 2,330-acre township planned for about 150,000 residents over roughly 20 years from 2015, and Wikipedia still describes it as under construction. How much is a condo in Damansara Heights?

Damansara Heights is outside our 3 km resale circle, so we quote only our new-launch price: Pavilion Damansara Heights from RM1,500,300, freehold, 400 m to Semantan MRT. Most of the suburb's housing is landed - bungalows and the 1972 Medan Damansara link houses (Wikipedia).

Is Damansara freehold or leasehold?

Damansara Perdana and Kota Damansara are almost entirely leasehold in our data; Mutiara Damansara, TTDI and Sri Damansara buildings are mostly freehold. All four Damansara Perdana launches on our list are leasehold; Pavilion Damansara Heights, Hampton Damansara, Damansara Seresta and ARRA are freehold.
