New double-storey terraces in Selangor: 36 in 100 now list at RM900,000 or more
In Selangor, Malaysia, 36 in every 100 new double-storey terraces launched in 2024 to 2026 carry a list price of RM900,000 or more, and only 36 are below RM700,000. Five or six years ago (projects launched in 2019 to 2020), only 20 in 100 were at RM900,000 or more and 59 were below RM700,000.
In other words, the same new double-storey terrace now needs a clearly bigger budget. These are the list prices developers report to KPKT, not final net prices; the figures come from unit-by-unit TEDUH records covering 22,357 units.
The same RM650,000 bought different things in 2020 and today
Ming and his wife have rented a condo in Petaling Jaya for five years. With their child now in primary school, they want a double-storey terrace with a yard. They looked in 2020 with a RM650,000 budget and found plenty of new launches. Looking again this year with the same budget, there are far fewer new terraces to choose from.
They are not looking in the wrong place. Selangor's new terrace prices have shifted up as a whole.
Three more double-storey terrace projects launched in Selangor this week
At least three new double-storey terrace projects opened for preview or sale in Selangor this week: a 252-unit gated terrace scheme around Shah Alam from about RM850,000; a 480-unit second phase in Puncak Alam from about RM610,000; and a first phase of 218 double-storey terraces in a new Puchong township. Launches keep coming, but starting prices under RM500,000 are now rare.
Then and now: the whole price range has moved up
We took every two-storey terrace unit registered in KPKT's system in Selangor and compared two batches by launch year:
| List price | Launched 2019–2020 | Launched 2024–2026 |
|---|---|---|
| Under RM500,000 | 18 in 100 | 11 in 100 |
| RM500,000 to 700,000 | 41 in 100 | 26 in 100 |
| RM700,000 to 900,000 | 22 in 100 | 28 in 100 |
| RM900,000 or more | 20 in 100 | 36 in 100 |
| Total units | 19,587 (238 projects) | 22,357 (269 projects) |
The number of new units has not fallen; both batches are around 20,000. What changed is the price: the share under RM700,000 dropped from 59 in 100 to 36 in 100. Leaving out Bumiputera-quota units, 40 in 100 are at RM900,000 or more, much the same picture.
Four things to do if you want a new double-storey terrace
- Reset your budget to today's prices. Prices you saw a few years ago are no guide now. Start with how much loan you can get, then decide which areas to look in.
- Compare different options for the same budget. Around RM600,000, look further from the city, at completed subsale terraces, or at townhouses (two homes stacked in one block). The differences: terrace, townhouse and gated strata landed.
- Count stamp duty and legal fees. On a RM900,000 home, transfer stamp duty alone is about RM21,000 in cash. Use the stamp duty calculator first.
- Check whether it is freehold. Freehold and leasehold terraces in the same area are priced differently, so compare them side by side: freehold landed new launches in the Klang Valley.
