Mont Kiara condo prices in 2026: what buyers actually paid per square foot, building by building

A typical Mont Kiara condo sold for about RM596 per square foot since 2024, so a 900 square foot unit cost roughly RM536,000. The 2000-era condos with big units are the cheap end; Kiara 163, Arcoris and Residensi 22 are above RM1,000 per square foot.

The straight answer

Say you have around RM700,000 and want a condo in Mont Kiara, Kuala Lumpur. That buys a mid-sized unit in a 2000s building, not a new one. Since 2024, a typical Mont Kiara condo has sold for about RM596 per square foot. Per square foot simply means the price for each square foot of floor space, so a 900 square foot home costs roughly RM536,000, though units here are often much larger. The cheapest building that sells often is Changkat View Condominium, at about RM411 per square foot; the most expensive is Residensi 22 Mont Kiara at RM1,156, with Arcoris and Kiara 163 also above RM1,000. Foreign buyers face Kuala Lumpur's RM1,000,000 minimum price, which rules out the cheaper half. The honest catch: RM700,000 gets an older building with higher maintenance fees, so if you want one finished after 2010, Mont Kiara is not the place. Each price is the typical sale in that building, so one unusual deal does not skew it. Rent is shown only where we saw at least 5 rental agreements since 2024, and the rental return is a year of that rent divided by the price, before maintenance fees, tax or empty months, shown only where we are confident in it. A dash means we did not have enough data to say.

Read the number of sales as a sign of how easy the building is to buy into and, later, sell out of. Sixty to a hundred sales in under three years means plenty of buyers; fifteen means fewer recent sales to compare against, so a bank valuation (the bank's own estimate of what the home is worth) is harder to predict there; see when the valuation comes in lower than the price.

What does the price spread in Mont Kiara mean for a buyer?

The cheap end of Mont Kiara is the older, larger-unit stock from 2000 to 2007. Changkat View Condominium typically sold for RM411 per square foot (typical price RM452,000, 1,098 square feet), Ceriaan Kiara RM482 per square foot (RM1,000,000, 2,034 square feet), La Grande Kiara RM492 per square foot (RM1,000,000) and Mont Kiara Pines RM552 per square foot (RM725,000, 1,292 square feet). Mont Kiara Pelangi (RM566 per square foot, RM730,000), Tiffani Kiara (RM584 per square foot) and Mont Kiara Bayu (RM588 per square foot, RM560,000) sit just above. These are the buildings where RM600,000 to RM750,000 buys 1,050 to 1,300 square feet with a real living room. Rents hold up: Mont Kiara Pines yields 5.3% gross, Mont Kiara Palma 5.9%, Solaris Dutamas 7.6% (yield means a year of rent divided by the price, before costs; Solaris is a mixed-use scheme with many small units, so treat that figure with care).

The expensive end is the 2011 to 2016 generation right at the centre. Residensi 22 Mont Kiara typically sold for RM1,156 per square foot (RM2,450,000), Arcoris RM1,106 per square foot (RM1,015,000 for 904 square feet), Kiara 163 RM1,054 per square foot (RM1,000,000 for 840 square feet, and the most-traded building in the area with 119 deals) and Pavilion Hilltop RM1,002 per square foot (RM1,790,000). 10 Mont Kiara and 11 Mont Kiara have lower per square foot (RM973 and RM898) but the highest total prices, RM3,600,000 and RM3,150,000, because units are 3,300 to 3,700 square feet.

The middle, RM600 to RM860 per square foot, is the biggest group: Seni Mont Kiara (RM857 per square foot, RM2,650,000), Mont Kiara Verve Suites (RM838 per square foot, RM618,000 for 861 square feet), Trinity Pentamont (RM832 per square foot, RM1,675,000), 28 Mont Kiara (RM777 per square foot, RM2,150,000), Solaris Dutamas (RM755 per square foot, RM765,000), Mont Kiara Palma (RM700 per square foot, RM930,000), Kiaramas Ayuria (RM688 per square foot), Kiara Ville and Mont Kiara Aman (RM667 and RM637 per square foot). Every building in the table is freehold (you own your share of the land outright). The practical read: in Mont Kiara the per square foot tells you the building's age and finish, but the total price is set by unit size, and a 2,000 square feet unit in a 2006 block often costs the same as an 840 square feet unit in a 2013 block.

Where is the data from and what does it not cover?

Data compiled by Affirm Plus Research from official records of completed condo and apartment sales and rentals in the Klang Valley from 2024 onward, as at September 2026. What that means in practice:

  • Typical sale prices, not asking prices. Every number is what buyers actually paid, not what sellers hoped for. Statisticians call this the median: the middle sale when all sales are lined up from cheapest to dearest.
  • 2024 onward only. Older sales are left out so the figures describe today's market, not the 2019 one.
  • Only buildings with 8 or more sales since 2024 are listed, and rent only with 5 or more rental agreements. Quiet buildings are not in the table, which is why some names you know are missing.
  • A circle on the map. "Mont Kiara" here means within about 2 km of a fixed centre point, not the postal area or any developer's marketing boundary. 67 buildings met all the tests; the table shows the 20 that sold the most.
  • Low-cost and PPR (government low-cost flat) schemes are left out, so the cheap end of the table is the cheapest open-market home, not the cheapest housing in Mont Kiara.
  • Not a valuation. A typical price for a building tells you the middle of recent sales there; your unit's floor, view, renovation and the day's market can put it well above or below. A bank valuer looks at specific recent sales, and the subsale buying steps explain where that sits in the process.

Across 67 buildings with registered sales since 2024, a typical building sold for RM596 per square foot, and most buildings fall between RM494 and RM788 per square foot (Affirm Plus Research, within about 2 km of the Mont Kiara centre). The newest central towers are above RM1,000 per square foot.

Can a foreigner buy a condo in Mont Kiara, and at what price?
