Is Rawang worth buying? An honest area guide for 2026
You are priced out of landed homes nearer Kuala Lumpur and someone has shown you a township house in Rawang. Rawang is worth buying if you want a landed home to live in and can accept the commute; it is a weak pick for rental income or a quick resale. What you pay with is time. The KTM Komuter train from Rawang to KL Sentral takes roughly 45 minutes to an hour, and at peak hours the trains come only every 30 minutes (KTMB's January 2026 Klang Valley timetable). By road you depend on the PLUS highway or the Rawang Bypass, and both are slow at peak. Rawang sits in the Gombak district of Selangor, on the northern edge of the Klang Valley: you trade hours on the road for floor space and a garden. Buy for ten years, not for two.
What is Rawang actually like, and which pockets are the weak ones?
Rawang is an old tin-mining town with new landed townships wrapped around it. It is in the Gombak district of Selangor under the Selayang Municipal Council (Majlis Perbandaran Selayang, MPS), with Serendah to the north, Selayang to the south and Batu Arang to the west. The town dates from about 1825; the first electric generator in British Malaya was installed here in 1894 and the country's first cement factory opened in 1953. The past two decades added large master-planned townships on its edges, among them Bandar Country Homes, Kota Emerald, Bandar Tasik Puteri and Taman Tun Teja. Templer Park and the Kanching waterfalls sit on the southern approach.
Daily life is self-sufficient but plain. AEON Mall Rawang at Taman Anggun is the main mall, with Lotus's and Parkson in town and the old-town coffee shops and wet market filling the gaps. KPJ Rawang Specialist Hospital, a 160-bed private hospital in Bandar Baru Rawang, opened on 31 March 2014; the large government hospitals are in Selayang and Sungai Buloh. How long is the commute from Rawang to KL, honestly?
Plan on more than an hour door to door at peak, whichever way you travel. Nobody buys in Rawang for the commute, so be realistic about it.
By train. Rawang station is on KTM's Tanjung Malim-Pelabuhan Klang Komuter line. The next stops toward KL are Kuang, Sungai Buloh, Kepong Sentral and Kepong, and at Sungai Buloh you can change to the MRT Putrajaya Line. The ride to KL Sentral takes roughly 45 minutes to an hour. The gap between trains matters more than the ride: KTMB's January 2026 Klang Valley timetable runs peak-hour trains between Tanjung Malim and Kuala Lumpur at 30-minute intervals (KTMB announcement, December 2025), with longer gaps outside peak hours. The timetable has been revised during the year, most recently on 4 July 2026, because track rehabilitation work is still going on. In practice: miss one train and you wait half an hour.
By car. The PLUS North-South Expressway has a Rawang interchange. The Rawang Bypass (Federal Route 37), a road of about 10 km with a 2.7 km elevated stretch past Templer Park, opened on 28 November 2017 and lets traffic heading for Selayang and KL skip the old town. The Guthrie Corridor Expressway links Rawang to Shah Alam, and the LATAR Expressway runs west toward Kuala Selangor. All of them are slow at 7am and 6pm.
The sums change if you work in Shah Alam, Sungai Buloh or the Guthrie corridor, if your employer allows hybrid work, or if one of you works in Rawang itself. Drive the route on a weekday before you book, not on the Sunday you visit the show unit.
What do new launches in Rawang cost?

5. The commute. Drive it at 7am on a weekday, and ride the Komuter once at the hour you would actually travel.
6. Monthly fees. In a gated landed scheme with a strata title (shared ownership of the common areas), ask for the maintenance fee and sinking fund, and whether the owners' management body has been formed yet.

Is Rawang considered part of the Klang Valley?
Yes, on its northern edge. Rawang is in the Gombak district of Selangor under the Selayang Municipal Council, and it is served by the Klang Valley KTM Komuter network and the PLUS highway. It feels more like a satellite town than a suburb, which is exactly why it is cheaper.
How long is the commute from Rawang to KL?
Plan for more than an hour door to door at peak, by Komuter or by car. The Komuter ride to KL Sentral is roughly 45 minutes to an hour, and peak-hour trains run every 30 minutes under KTMB's January 2026 timetable, so add the wait and the trip to the station. Is Rawang freehold or leasehold?
