Who is Varia? The company behind the projects
Varia Berhad's annual report gives its listing date on the Main Market of Bursa Malaysia as 17 November 1998 [1]. The company was earlier called Merge Energy Bhd: in October 2019 its shareholders approved a move into property development, a first project in Pasir Panjang, Negeri Sembilan, and a change of name to Stella Holdings Bhd [2]. In November 2023 Stella's shareholders approved the RM380 million purchase of construction company Pembinaan Teguh Maju Sdn Bhd [5], and the company said it would rebrand as Varia [3].
Construction is the group's main business: in the year to 30 June 2026, construction brought in about RM951 million of its RM968 million revenue, and property development RM16.8 million [1]. The annual report says the property business began with Varia Land Sdn Bhd, which has developed in Port Dickson, Negeri Sembilan, and Kuala Selangor, Selangor [1]. Varia Land was formerly called Paramount Venture Sdn Bhd, according to the Taman Arowana project website, which prints its developer licence number 19825 [4].
In the KPKT register, Varia Land's Taman Sengkang in Port Dickson (257 terrace houses) was completed in May 2022, and the first phase of Taman Arowana in Jeram, Kuala Selangor (106 terrace houses) in February 2026. Varia calls the second phase Sky Cove @ Taman Arowana [1]. Newer subsidiaries Varia Crest, Varia Era and Varia Southrise are working on projects at Jalan Tun Razak in Kuala Lumpur, in Putrajaya and in Bandar Seri Alam, Johor Bahru, under joint-venture or joint-development agreements with other companies; Varia puts their combined indicative gross development value at about RM2 billion [1].
