Who is Country Garden? The company behind the projects
Country Garden was established in 1992 and listed on the Stock Exchange of Hong Kong in 2007 [1]. The listed parent, Country Garden Holdings Company Limited, is incorporated in the Cayman Islands and has its principal place of business in Shunde, Foshan, in China's Guangdong province; its chairman is Yang Huiyan, in the role since 1 March 2023, and Cheng Guangyu became president on 4 December 2025 [1]. This page counts only the Malaysian project companies listed above.
Its first Malaysian project, Country Garden Danga Bay in Johor Bahru, was described in 2013 as the company's first project on its own outside China; it is developed by Country Garden Danga Bay Sdn Bhd on land bought in December 2012 [4], a company that Country Garden's annual reports up to 2021 list as wholly owned [3]. KPKT registers five projects under it: four serviced-apartment towers with 8,613 units, certified complete between September and November 2017, and a fifth with the permit cancelled. The annual reports also list Country Garden Pacificview Sdn Bhd, 58% owned in 2021 [3], which The Edge described in 2015 as the developer of Forest City in Johor [13]; we could not match that company to a KPKT registration with a document, so Forest City is not counted in the table above.
Diamond City in Semenyih, Selangor, began as a 55:45 joint venture between Country Garden and the Mayland Group, reported in 2014 as a 102-hectare freehold development split into Plot A and Plot B [5]. Country Garden's 2016 annual report lists its developer, Mayland Venue Sdn Bhd, as 55% owned by the group [2]. In 2023 the New Straits Times reported that Land & General Berhad owns 45% of Diamond City and Country Garden the other 55%; L&G's largest shareholder, with 34.7%, is Mayland Parkview Sdn Bhd of the Mayland Group [6]. L&G's 2026 annual report records a 45% stake in Country Garden Properties (Malaysia) Sdn Bhd and lists Diamond City (Plot B) as a joint venture [7], and the project website calls it a development by Country Garden and Land & General Berhad [8]. Sapphire Residence, the phase on PropertySifu, is registered under Mayland Venue.
In Kuala Lumpur, Country Garden and Perdana ParkCity Sdn Bhd began work in 2019 on Lake City, an 80-acre development in Kepong [11], to be built through a joint-venture company [12]. The project website, copyrighted by Lake City KL North Sdn Bhd, says it is managed and marketed by Country Garden Group [9]. KPKT registers the first phase, Aradia Residence (1,003 units), under Lake City KL North Sdn Bhd, and Baron Residence (1,077 units), the project on PropertySifu, under Lake City Development Sdn Bhd. The partners' shareholdings in Lake City have not been published.
Frequently asked questions
Is Country Garden a listed company?
Yes. Its parent, Country Garden Holdings Company Limited, has been listed on the Stock Exchange of Hong Kong since 2007 under stock code 2007 [1]. Its Malaysian projects are developed through private Malaysian companies (Sdn Bhd); Country Garden's annual reports list Country Garden Danga Bay Sdn Bhd as wholly owned and Mayland Venue Sdn Bhd as 55% owned [3][2].
Which company develops Sapphire Residence @ Diamond City?
Mayland Venue Sdn Bhd (KPKT developer code 13170), which Country Garden's 2016 annual report lists as 55% owned by the group [2]. Despite its name, it is the Diamond City joint-venture company: the New Straits Times reported in 2023 that Land & General Berhad holds 45% of Diamond City and Country Garden 55% [6], and the project website names Country Garden and Land & General Berhad as its developers [8].
Has Sapphire Residence's handover deadline been extended?
Not according to KPKT. Sapphire Residence (KPKT 13170-7, 449 terrace houses, town houses and detached houses) had its first sale agreement on 13 October 2025 and a handover deadline of 13 October 2028, with no extension recorded. KPKT lists it as on schedule (Lancar), with reported construction progress of 28–40%.
Has Lake City @ KL North been completed?
Yes, both phases registered with KPKT. Baron Residence (20110-1, 1,077 units), the project on PropertySifu, had its first sale agreement on 21 September 2021 and a deadline of 21 September 2024, extended with approval by 12 months to 21 September 2025; its CCC is dated 14 May 2025, 130 days before the extended deadline, and the handover date is not recorded. Aradia Residence (19739-1, 1,003 units) had a deadline of 5 October 2022, extended by 23 months to 5 September 2024; its CCC is dated 26 February 2024 and vacant possession 13 March 2024, 176 days before the extended deadline.
Were the Country Garden Danga Bay towers handed over on time?
KPKT records completion certificates after the deadline for all four completed towers; the register does not record their handover dates. 13130-1 (1,904 units): deadline 8 August 2016, extended with approval by 12 months to 8 August 2017; CCC 5 September 2017, 28 days after the extended deadline. 13130-3 (2,352 units): deadline 21 January 2016; CCC 23 October 2017, 641 days after. 13130-4 (2,198 units): deadline 15 September 2016; CCC 15 November 2017, 426 days after. For 13130-2 (2,159 units, CCC 5 September 2017), the register gives a first sale agreement date of 26 September 1994, before Country Garden bought the land in December 2012 [4], so the deadline shown for it is calculated from that recorded date.
Does Country Garden have any Sick or Abandoned projects in Malaysia?
No. As at 27 October 2026, none of the 14 projects under the four companies on this page is classed Sick (Sakit), Abandoned (Terbengkalai) or Late (Lewat). Two have the permit cancelled: a 202-unit serviced-apartment project at Danga Bay (13130-5) and an 81-unit landed project at Diamond City (13170-3).
