† Section 35 of the Temporary Measures for Reducing the Impact of COVID-19 Act 2020 (Act 829) excludes 18 March–31 August 2020 from the time for delivering vacant possession. The register does not show whether a deadline already reflects this.

Deadlines are counted from each project's first sale agreement, as KPKT records them; buyers who signed later have later deadlines. CCC = Certificate of Completion and Compliance; CFO = Certificate of Fitness for Occupation.

Who is Thriven? The company behind the projects

Thriven Global Berhad is listed on Bursa Malaysia's Main Market in the property sector, stock code 7889 [1]. Bursa's records show two changes of name: from Mega Pascal Bhd to Mulpha Land Bhd on 5 August 2005, and from Mulpha Land Berhad to Thriven Global Berhad on 1 July 2015 [1]; in 2015 the company said it had previously been a subsidiary of Mulpha International [3]. Its executive chairman is Datuk Fakhri Yassin bin Mahiaddin and its group managing director is Ghazie Yeoh bin Abdullah [2]. The head office is in Petaling Jaya, Selangor, with a northern office and sales gallery in Butterworth, Penang, under its subsidiary Bukit Punchor Development Sdn Bhd [2].

Most of its KPKT records are in the north. A 2015 report described Desa Aman in Kulim, Kedah, and Taman Bukit Punchor in Penang as Thriven townships, with 128 of Desa Aman's 144.4 acres then still to be developed [3]. The Kulim land belongs to Golden Cignet Sdn Bhd, a Thriven subsidiary [4][2]; KPKT registers 17 projects under that company in Kulim — terraced, semi-detached and shop houses and two apartment blocks — from DESA AMAN (1,021 terraced houses, first sale agreement in 1998, CCC in 2014) to the ENESTA AVENUE phases handed over in 2024 and 2025. Bukit Punchor Development, also a subsidiary [5][2], has three completed projects in Seberang Perai; in 2022 it agreed to buy 4,700 square metres of freehold land in Butterworth, approved for serviced apartments, for RM21 million [5].

In Kuala Lumpur, eNESTa Kepong was a joint venture between Amona Group and Thriven, with Thriven as the majority shareholder [3]. A 2017 report described the 2.04-acre leasehold site at Jalan Kepong and Pintasan Segambut as holding a 35-storey tower of 258 serviced apartments and 23 retail lots, plus Residensi Enesta Kepong, a 42-storey block of 254 affordable homes under the RUMAWIP scheme [6]. KPKT registers both under Thriven Amona Sdn Bhd: RESIDENSI ENESTA KEPONG (254 units, CCC on 12 October 2020) and SUITE ENESTA KEPONG (258 serviced apartments, CCC on 8 September 2022). Thriven now lists that company among its subsidiaries as Thriven Development Sdn Bhd, formerly Thriven Amona Sdn Bhd [2].

The oldest Kuala Lumpur record is ENCLAVE BANGSAR, seven bungalows registered under Mulpha Land Bhd — Thriven's former name — with a CCC dated 28 December 2012; Thriven lists Bangsar Enclave among its completed projects [7]. The KPKT register covers only projects licensed as housing, so Thriven's commercial and other buildings are not in the table above.
