Who is Sunsuria? The company behind the projects
Sunsuria says it was established in 1989 under the leadership of Tan Sri Datuk Ter Leong Yap [2]; Ter, its founder and executive chairman, started out that year in heavy machinery and material handling equipment [1]. In 2014 he took control of the listed company, then Malaysian Aica Bhd, a door maker, and turned it into a property developer [4]. Sunsuria Berhad trades on Bursa Malaysia's Main Market under stock code 3743 (SUNSURIA), and its head office is at Sunsuria Avenue in Kota Damansara, Petaling Jaya [1].
The company describes its flagship, Sunsuria City in Sepang, as a 525-acre integrated township [5]; the KPKT register lists ten Sunsuria City Sdn Bhd projects there, two of them with the permit cancelled. Besides property, the group runs construction, landscape, education, healthcare, and property investment and retail businesses [2]. Its 2025 annual report records the purchase of 1,776.6 acres in Mukim Batang Padang and Mukim Bidor, Perak, with the final agreement concluded in December 2025, and a development rights agreement for 9.5 acres in Kwasa Damansara through Sunsuria Damansara Sdn Bhd, completed the same month [1]. The KPKT register counts only licensed housing projects, so Sunsuria's commercial and industrial developments are not in the table above.
Two Sunsuria projects are on PropertySifu. Bangsar Hill Park in Kuala Lumpur is developed by Bangsar Hill Park Development Sdn Bhd; Sunsuria raised its stake in that company from 51% to 84% in the financial year ended 30 September 2024 [1]. KPKT registers two projects under it: 7997-3 (812 units), completed with a CCC on 5 May 2025, and 7997-4 (802 units), under construction. Sunsuria Forum in Setia Alam is developed by Sunsuria Forum Sdn Bhd, 95.63% owned by Sunsuria [1]; its two KPKT projects, 653 SoHo units and 568 serviced apartments, received their CCCs in January and April 2024.
Tan Wee Bee has been group chief executive officer since 1 August 2023 [1]. Two earlier projects in Bukit Jelutong, Shah Alam — Suria Jelutong (666 SoHo units) and Suria Residence (545 serviced apartments) — were reported by The Edge in 2014 as Sunsuria developments [3]; KPKT registers them under Sunsuria Hillpark Sdn Bhd and Sunsuria Residence Sdn Bhd, which are not in the 2025 annual report's list of subsidiaries.
