Who is NCT Group? The company behind the projects
The NCT Group of Companies is led by brothers Dato' Sri Yap Ngan Choy and Dato' Yap Fook Choy. It started as a specialised tiling contracting business in 1985 and grew into construction, property and building-materials trading; in 2019 it acquired a 72.6% stake in Grand-Flo Berhad, which was then renamed NCT Alliance Berhad [1]. NCT Alliance trades on Bursa Malaysia's Main Market as NCT (0056); Dato' Sri Yap Ngan Choy is its executive chairman and group managing director, and its corporate office is Menara NCT in Bandar Bukit Puchong, Selangor [1].
According to NCT Alliance, Dato' Sri Yap entered property development in 2008, and the group has revived several abandoned projects, including the Bandar Baru Salak Tinggi township in Selangor; its 2025 annual report also describes Grand Ion Majestic and Ion Belian Garden as previously abandoned projects that it revived [1]. The report lists Acacia Residences in Salak Perdana, Sepang — 478 units on 2.7 acres — among the group's developments [1]. KPKT registers it as Pangsapuri Akasia Residensi, together with the earlier Salak Perdana project, under NCT United Development Sendirian Berhad; the report says the project's housing development account is held by a company in which two of the group's directors have substantial financial interests [1].
Grand Ion Majestic in Genting Highlands is registered with KPKT under Galeri Tropika Sdn Bhd, which The Edge reported in 2021 as majority-owned by NCT Building & Civil Engineering Sdn Bhd, a unit of NCT Venture Corp Sdn Bhd held 80% by Dato' Sri Yap Ngan Choy and 20% by Dato' Yap Fook Choy [2]. That year Grand-Flo agreed to buy Grand Ion Majestic's land and development rights from Galeri Tropika for RM210 million; the project has three blocks with 1,885 serviced apartments [2]. NCT Alliance's 2025 annual report says all three towers have received vacant possession [1].
The listed company's own housing subsidiaries in the register are NCT Platinum Sdn Bhd (Ion Belian Garden in Hulu Selangor) and NCT Green City Sdn Bhd (Melaka), each 90.11% owned, and the wholly owned Innoceria Sdn Bhd and Jalur Bina Sdn Bhd in Penang [1].
