Who is Mitrajaya? The company behind the projects

Mitrajaya began in 1985, when Tan Eng Piow set up the construction company Pembinaan Mitrajaya Sdn Bhd [2]; the group describes it as an infrastructure contractor that grew into a building-construction specialist [1]. The holding company, Mitrajaya Holdings Berhad, was listed on the Second Board of the Kuala Lumpur Stock Exchange on 8 December 1994 and moved to the Main Board on 29 May 1998 [2]; it trades on Bursa Malaysia's Main Market as MITRA (9571) [1]. Tan Eng Piow has been group managing director since 9 September 1994 and executive chairman since 12 June 2024, and the group is based in Puchong Prima, Selangor [1].

Mitrajaya moved into property development in 1999 with the 250-acre Puchong Prima township in Puchong [3]. KPKT registers six completed Puchong Prima projects under three group companies — Primaharta Development, Leo Vista and Mitrajaya Homes — with CCC or CFO dates from 2007 to 2020. They include 280 Park Homes, registered as 6 TINGKAT DUPLEX DI TAMAN PUCHONG PRIMA: 280 duplex apartments in 11 blocks [3]. In Kuala Lumpur, Kina-Bijak Sdn Bhd developed KIARA 9 in Mont Kiara (210 units, CFO in 2011), and Mitrajaya Homes developed Wangsa 9 Residency in Wangsa Maju, 565 condominium units in three blocks [3].

The newer projects are outside Puchong. Amber, at Bandar Baru Bukit Sentosa in Rawang, has 305 double-storey terraced houses in five phases [1]; KPKT registers them as AMBER 1 to AMBER 5 @ BUKIT SENTOSA under Leo Vista Sdn Bhd, three completed between August 2024 and March 2026 and two under construction. Phase 1 of Amora Residensi @ Warisan 9 in Kota Warisan, Sepang, was launched in January 2025 with 594 serviced apartments in three towers on a 22.2-acre leasehold site [1]; it is registered under Mitrajaya Warisan Sdn Bhd, which the group owns 60% of [1]. In Johor, Kemajuan Sekim Baru Sdn Bhd has a 24-unit shophouse project in Kota Tinggi that has not started.

In its 2025 annual report, the group also describes a planned transit-oriented development next to the Puchong Prima LRT station, with 3,691 serviced apartments and an estimated gross development value of RM1.5 billion [1]; that is a company plan, not a KPKT record. Buildings Mitrajaya constructs for other developers are not counted here, and Pangsapuri Seri Warisan in Kota Warisan was developed by Gema Padu Sdn Bhd, with Mitrajaya Homes as project manager [3], so it is not in the table above either.

Frequently asked questions

Is Mitrajaya a listed company?

Yes. Mitrajaya Holdings Berhad trades on Bursa Malaysia's Main Market as MITRA (stock code 9571) [1]. It was first listed on the Second Board of the Kuala Lumpur Stock Exchange on 8 December 1994 and moved to the Main Board on 29 May 1998 [2].

Who developed 280 Park Homes, and was it handed over on time?

280 Park Homes was developed by Mitrajaya Homes Sdn Bhd (KPKT developer code 11382), wholly owned by Mitrajaya Holdings [1][3]. KPKT registers it as 6 TINGKAT DUPLEX DI TAMAN PUCHONG PRIMA (11382-2), 280 units: first sale agreement 17 October 2012, handover deadline 17 October 2015, with no approved extension. Does Mitrajaya have any Sick or Abandoned projects?

No. As at 27 October 2026, none of the 15 Mitrajaya projects in the KPKT register is classed Sick (Sakit), Abandoned (Terbengkalai) or Late (Lewat). The 3 under construction are recorded as on schedule (Lancar); the 1 not yet started is a 24-unit shophouse project in Kota Tinggi, Johor.

Were Mitrajaya's completed projects handed over on time?

KPKT lists 11 completed Mitrajaya projects; 6 have dates that can be compared with a deadline (the extended deadline where an extension was approved). Amber phases 1 to 3 in Rawang were handed over 135 to 175 days before their deadlines, and Pangsapuri Seri Akasia in Puchong Prima received its CCC 15 days before its deadline (handover date not recorded). Two were later: 280 Park Homes, with its CCC 166 days after the deadline, and Wangsa 9 Residency, registered as WANGSA MAJU (565 units in three blocks), whose deadline was extended with approval by 29 months to 9 February 2020. The table above counts the project by its last block. The other 5, completed between 2007 and 2013, have no deadline in the register.

Mitrajaya Warisan Sdn Bhd (KPKT developer code 30615), which Mitrajaya Holdings owns 60% of [1].
