Who is Melati Ehsan? The company behind the projects

Melati Ehsan was founded by Tan Sri Dato' Seri Yap Suan Chee in the 1990s in a bungalow on Jalan Titiwangsa, Kuala Lumpur, and entered construction in May 1994 through Pembinaan Kery Sdn Bhd [2]. The holding company, Melati Ehsan Holdings Berhad, was listed in 2007 [2] and trades on Bursa Malaysia's Main Market as MELATI (5129) [1]. Yap is its Executive Chairman, and his son Yap Wei Sam is an Executive Director [1].

The listed group works mainly as a contractor: The Edge described Melati Ehsan Holdings in 2025 as the group's construction arm [3]. Two of its seven wholly-owned subsidiaries are registered housing developers with KPKT: Bayu Melati Sdn Bhd and Melati Ehsan Consolidated Sdn Bhd [1]. Bayu Melati is developing Bayu Selayang Heights in Selayang, whose first phase of 990 units (825 mid-range units and 165 under the Selangor state affordable housing scheme) was launched in the third quarter of 2024, and is undertaking ME City in Kelana Jaya, Petaling Jaya, on a turnkey basis [1].

Khaya Residences, next to Menara TNB Bangsar, is a 61-storey block of 795 serviced apartments developed by Bayu Mantap Sdn Bhd [4]. The Edge calls Bayu Mantap a member of the Melati Ehsan Group [4], and Melati Ehsan's website calls it a company related to Melati Ehsan Holdings that partnered TNB to redevelop TNB quarters on Jalan Pantai Baru [5]. Melati Ehsan Holdings' 2025 annual report lists Bayu Mantap as a related party, not a subsidiary: Yap Suan Chee is a director and shareholder, and its major shareholder, Samwell Sdn Bhd, counts him and his wife as shareholders [1]. Bayu Mantap is counted on this page because it develops the project sold on PropertySifu.

The listed group also builds for other related companies of the Yap family. One is the Perumahan Iskandar Puteri Bangsa Johor affordable-housing scheme in Iskandar Puteri, which it describes as jointly developed with the Johor state housing board [1]; KPKT registers it under Harta Nusajaya Sdn Bhd, which the annual report lists as a related party with Yap Wei Sam as a director and major shareholder [1]. Projects registered under such related companies, other than Khaya Residences, are not counted in the table above. KPKT registers housing projects only, so the group's road, highway and building contracts are not shown.

Frequently asked questions

Is Melati Ehsan a listed company?

Yes. Melati Ehsan Holdings Berhad trades on Bursa Malaysia's Main Market as MELATI (5129) [1] and was listed in 2007 [2]. Khaya Residences' developer, Bayu Mantap Sdn Bhd, is not one of the listed company's subsidiaries (see the next question).

Who develops Khaya Residences, and is it a subsidiary of Melati Ehsan Holdings?

KPKT registers Khaya Residences as Menara Emas Bangsar (Residensi Khaya), 30531-1, under Bayu Mantap Sdn Bhd (developer code 30531). The Edge describes Bayu Mantap as a member of the Melati Ehsan Group [4], but Melati Ehsan Holdings' 2025 annual report lists it as a related party — a company in which executive chairman Yap Suan Chee is a director and shareholder — and not among its seven subsidiaries [1].

Has Khaya Residences' handover deadline been extended?

Yes, according to KPKT. The first sale agreement was signed on 25 August 2025, and the handover deadline of 25 August 2028 has been extended with approval by 16 months to 25 December 2029. Reported progress is 51% and the status is on schedule (Lancar).

Does Melati Ehsan have any Sick or Abandoned projects?

No. As at 27 October 2026, the KPKT register classes none of the 6 projects as Sick (Sakit), Abandoned (Terbengkalai) or Late (Lewat). Both projects under construction have extended deadlines: Khaya Residences (above), and Bayu Selayang Heights (11339-4, 990 units), whose deadline of 24 July 2027 has been extended with approval by 16 months to 24 November 2028, with reported progress of 41–45%.

Were Melati Ehsan's completed projects handed over on time?

All four completed projects have both a deadline and a completion date in the register. Meridian in Kluang (11339-3, 157 units) was handed over on 29 March 2023, 54 days after its deadline, which had been extended with approval by 5 months. Taman Ehsan Jaya in Klang (12179-1) and Bukit Bayu in Petaling (11339-1) received their CCCs 78 and 833 days after their deadlines, and Laman Bayu @ Bukit Jalil (11339-2) 58 days before; the register does not record handover dates for these three.
