Who is Aset Kayamas? The company behind the projects

Aset Kayamas says the group was established in 2011 by Tan Sri Datuk Chai Kin Kong to build homes, and that it has built affordable housing with the Government under the PPA1M and RUMAWIP schemes [2]. A 2017 New Straits Times report described Chai as founder and managing director of Aset Kayamas Sdn Bhd, and Michael Chai as group executive director [7]; The Edge referred to Chai as chairman in 2023 [6], and The Star named Michael Chai as executive director in October 2026 [8]. The company is based in Kuala Lumpur [1].

In the KPKT register, the projects sit under separate companies. Aset Kayamas Development Sdn Bhd (developer code 13811) has three completed projects: the 2,598-unit ParkHill Residence and a 1,050-unit project registered as Residensi Razakmas, The Holmes, both in Kuala Lumpur, and Antara in Genting Highlands, which the company lists among its projects [3]. Residensi Asa in Kuala Lumpur, sold as ASA Residence [3], is registered under AK SP Sdn Bhd (30777). Lena Residence, which the company lists next to Taman Tasik Alam Impian [4], is registered as three projects in Klang under Mesra Mulia Sdn Bhd, Sinarcerah Sdn Bhd and Visi Sejati Sdn Bhd (30229, 30230 and 30234), with the same sale-agreement and handover dates.

In Gohtong Jaya, Genting Highlands, The Edge reported in 2023 that Genting Xintiandi is jointly developed by Genting Malaysia Bhd and Aset Kayamas, on about 60 acres with a stated gross development value of more than RM20 billion, and that its first phase would have four serviced-apartment towers with 2,600 units [6]. The RedEarth project website names Xintiandi Development Sdn Bhd as the developer [5]; KPKT registers RedEarth Genting Xintiandi, four serviced-apartment blocks with 2,600 units, under that company (30404).

The company also says its first hotel, Sleeping Lion Suites in Bukit Bintang, has 866 rooms [2]. The KPKT register covers projects licensed as housing developments; the table above lists only those registered under the six companies linked to Aset Kayamas here, so it may not include every project the group has marketed.
