Arunya is the first phase of a new integrated township in KL North, developed by KLN Land in Jinjang, Kepong, Kuala Lumpur. A leasehold serviced-apartment scheme of 631 units on 3.2 acres, it is priced from RM480,800 — an accessible entry point into the fast-changing Jinjang/Segambut corridor.
Connectivity & Location
MRT Jinjang (PY11, Putrajaya Line) is 771m straight-line from the site, with SJK(C) Jinjang Selatan 745m and Pusat Rekreasi Bahagian Segambut 603m — a school-and-green daily radius, though best confirmed on foot. Brem Mall is 1,049m straight-line. DBKL zones the pocket mixed development (MX, plot ratio 5), so expect the surrounding area to keep densifying.
Layouts & Living
Units run 743 to 1,399 sqft across 1+1 to 4 bedrooms, up to RM775,000 — a spread wide enough for a first-home couple or a full family. Listed for completion in 2025; confirm the current VP status and walk the actual unit before committing.
The Sifu View
Arunya's appeal is a brand-new, MRT-served address in Kepong at a median-level price (RM492,059 across 8 Kepong projects on this site) with a larger township masterplan behind it. But be clear-eyed: it is leasehold (to 2112), Jinjang is still an industrial-edged, transitioning neighbourhood, and 631 units means a deep pool of similar homes competing at resale or rental. The nearest MRT is 771m straight-line — walkable, but test the actual route and peak-hour feel yourself. As a first phase, much of the promised township amenity is future, not present.
