Walk the actual route yourself before you treat this as a walk-to-rail address. Per the developer, Mid Valley Megamall is about 2km away, with access to the Federal Highway and NPE. DBKL zones the pocket commercial (C, plot ratio 4), so neighbouring plots can be redeveloped at height over the years.

But look at what you pay per square foot: RM699,800 buys 657 sqft, about RM1,065 psf, so this is not a cheap address, only a smaller one. And although KL Sentral looks close on the map, the road route is roughly twice the straight-line distance, so do not assume a walk-to-train lifestyle until you have walked it. If the dual-key layout is your rental plan, check actual asking rents around Seputeh and Mid Valley rather than projected figures.
