Who is Scientex? The company behind the projects
Scientex was founded in Johor Bahru on 25 June 1968 as Scientific Textile Industries Sdn Bhd, making PVC leather and sheeting [4]. It was listed on the Main Board of the Kuala Lumpur Stock Exchange — today Bursa Malaysia's Main Market — on 8 February 1990 [2]. Its property division was set up in 1995 in Pasir Gudang, Johor [5]; the first township, Taman Scientex, grew out of a 1993 joint venture with Singapore's Lim Kah Ngam Group [4].
The company says its property division had completed 47,846 affordable homes priced below RM500,000 as of July 2026 [5], and it has set a target of 50,000 by 2028 [3]. Its land bank was 11,034 acres at 31 July 2025, with 6,529 acres earmarked for future development, across Johor, Melaka, Negeri Sembilan, Selangor, Perak, Penang and Kedah [3].
Scientex Jenjarom sits on about 251 acres in Kuala Langat, Selangor, bought under a 2021 agreement from Seriemas Development Sdn Bhd, a subsidiary of Permodalan Nasional Berhad [6]. Scientex and the seller invested jointly in Scientex Jenjarom Sdn Bhd, which completed the purchase on 11 January 2024 [7]; Scientex holds 70% of that company [3]. In Seremban, Sentrio Residences by Hillside is developed by Scientex Park (M) Sdn Bhd under developer licence 6331 [8].
The chairman is Lim Peng Cheong, in the role since 12 March 2025, and the managing director and chief executive officer is Lim Peng Jin [3].
