Who is Adenland? The company behind the projects
According to The Edge in 2019, Adenland was established in 2012 by its director Datuk Seri Eric Wong, a lawyer, and Nicholas Chang, a former banker, who is the group chief executive; Chang said the group focused on affordable landed houses rather than high-rises [1]. In 2024 The Edge named Clarissa Wong as chief operating officer [2]. The group's office is on Jalan Damansara, Kuala Lumpur [6].
Each project is developed through its own private company. In the KPKT register, Avia Plus in Bandar Country Homes, Rawang (305 serviced apartments), is under Rebana Maju Sdn Bhd; 9ine Cheras (256 units in a 23-storey tower and villa blocks) under Adenland (Cheras) Sdn Bhd; Taman Kuantan Jaya and Aspen Taman Kuantan Jaya under Adenland (Kuantan) Sdn Bhd; Tas Plus in Gambang under Adenland (Gambang) Sdn Bhd; Cora Plus 2 in Damansara Jaya under Haus Plus KL Sdn Bhd; and Makmur Plus in Kuantan under Makmur Terbilang Sdn Bhd. Adenland's website lists all of these as its own projects, with matching names and unit counts [3][4][5][8][9]. The website also lists Cora Plus in Damansara Jaya and Aman Plus in Kuantan; no KPKT housing record was found for them under these seven companies.
AirriA Plus @ Kundang, the project listed on PropertySifu, is developed by Adenland (Kundang) Sdn Bhd. The Edge reported in November 2024 that it sits on a 59-acre parcel in Kundang on land that was formerly a golf course, with an estimated GDV of RM198.7 million [2]. Adenland's website lists 297, 48 and 255 double-storey terrace houses across its phases [7]; KPKT registers them as 30766-1 (297 houses), 30766-3 (48) and 30766-2 (255), all on schedule (Lancar).

KPKT records Avia Plus (19432-1, 305 serviced apartments, Rebana Maju Sdn Bhd) with a CCC dated 11 July 2023 and vacant possession on 27 July 2023. The first sale agreement was signed on 30 July 2018; the deadline of 30 July 2021 was extended with approval by 15 months to 30 October 2022, so the handover was 270 days after the extended deadline. Construction ran through 18 March–31 August 2020, a period that section 35 of Act 829 excludes from handover deadlines; the register does not show whether the deadline already reflects it.
