Why we can give you information and services for free
By the PropertySifu editorial team · Updated October 2026 · 3 min
Straight answer: you never pay us a cent

On PropertySifu, checking data, reading each project’s pros-and-cons review, using the comparison tools — even getting help mapping out your purchase — is completely free.

We’re the only property platform that dares to lay out every project’s pros and cons side by side for you.

When you’ve found a project and want to dig deeper or view it, we match you with a trusted licensed estate agent (REN) who knows the area, for one-to-one service. When the sale completes, the developer pays the sales commission to that agent’s registered estate agency, as Malaysian law requires; the agency then pays PropertySifu platform marketing and technology service fees.

And the half most people won’t say: marketing budgets and partnership terms differ from project to project. We say it first, because pretending otherwise is exactly what this platform exists to oppose.

The cost logic of a new launch (why going straight to the developer isn’t cheaper)

In Malaysia, marketing and commission costs are already built into a developer’s pricing. Whether you walk into the sales gallery on your own or come through a matched agent, you get exactly the same price and the same offers. The developer won’t refund the marketing budget to you because you came without an agent — and by law that budget can only go to a registered estate agency.

PropertySifu is an independent new-launch review and data platform, not a traditional estate agency. The split is clear:

  • Before viewing, we clear the minefield: real transaction data, area comparisons and pros-and-cons breakdowns, so you buy right, not wrong.
  • At the viewing, a licensed REN does the legwork: a vetted agent takes you to the site, works out the loan, secures the unit and handles the paperwork.

That money comes out of the developer’s budget either way. So the real question was never who receives it — it’s whether the information you read and the people you meet are telling you the truth.

Conflicts of interest: how we lock them down

Because partnership budgets differ by project, the classic temptation is to push whichever project pays more. Promises don’t fix human nature, so we built the site so that bias has nowhere to hide:

every project page we cover prints the pros and the cons side by side, in black and white, and every guide and comparison is anchored to real registered transactions and official plans. If our advice — or the matched agent’s — ever drifts from the data, you can see it on the page. The data we publish is the ruler you measure us with.

Two ways to run this business

❌ The common way
✅ The PropertySifu model
Big-budget / featured projects
Sold as a “can’t-lose” buy, hard push to sign, flaws never mentioned
Same as every other project: pros and cons written side by side
Projects with real flaws / the wrong fit
Kept quiet or talked around — you find the problem yourself
Risks flagged on the page; if it doesn’t fit you, we say “this isn’t for you”
The agent (REN) you deal with
A string of strangers calling non-stop, pressure to book at the gallery
A vetted licensed REN who knows the market — data first, then the viewing, no pressure
Your decision
Little information, signed in a rush and under stress
Real data and area comparisons on the table — the decision is 100% yours

Our four rules, in black and white

  • Both sides of every project
Every project we list shows its strengths and its weaknesses (transport blind spots, high density, unwanted neighbours and so on) — including partner projects we are advertising.
  • Real numbers, or no numbers
Every psf figure, rental-yield estimate and area comparison comes from past registered transactions and official records (JPPH, NAPIC, KPKT TEDUH and others). Where we can’t get firm data, we leave it blank rather than make it up.
  • If it’s not right, we say so
If a project is beyond your safe budget, its handover date doesn’t fit your plans, or the layout has real flaws, our guides and our team will tell you — including the line developers like least: “don’t buy this one”.
  • No pressure, walk away any time
Use our tools, take the comparison list, talk it over with your family. Even if you decide not to buy, it costs you nothing — and no pestering calls.

Proof you can check right now

Anyone can say nice things, so check it now: open any project on PropertySifu — even a featured new launch we are advertising on the homepage — and scroll down. Its weaknesses and potential risks are printed right next to its highlights.

However close the partnership, we still write the downsides. In buying a home, one dishonest page costs the trust of every other page.

Send us the project you’re eyeing — get the real story
From us or anyone else. You’ll get the honest pros, the cons, and the real transacted context — then judge for yourself whether we live up to this page. (Opens WhatsApp. Zero spam, zero obligation.)

Questions buyers actually ask

Do I pay PropertySifu anything?

No. It is free for buyers. When the sale completes, the developer pays the commission to the licensed estate agency that handled it, and the agency pays PropertySifu platform marketing and technology service fees.

Is PropertySifu an estate agency?

No. PropertySifu is an independent new-launch review and data platform. Sales are handled by registered estate agencies and licensed agents (REN) — we match you with a trustworthy one and stand behind the quality of that match.

Are the partnership terms the same for every project?

No — marketing budgets and partnership terms differ by project, and we would rather say so. That is exactly why every project carries written pros and cons and real data: you can check our advice against the facts at any time.

Will I pay more if I buy through you?

No. The commission is budgeted by the developer and paid to the licensed agency, whether or not you use an agent. Going without one does not make the unit any cheaper.

Am I obligated after you help me?

Not at all. Take the shortlist, the data and the advice — the decision, and the timing, stay yours.

What if I read your data, then buy elsewhere — or on my own?

Completely fine. We built this to make Malaysian property more transparent. If our pages saved you from a bad buy, that already counts as a win for us — the decision is always yours.
