Meta City's honest strength is an MRT station 188m away at a suburban price point, in a building that is already standing. If you are looking at it today you are buying in the subsale market, so treat the developer's price list as a reference only and check recent transacted prices and asking rents in the building itself. Be honest about the scale: more than 1,400 units means a deep pool of near-identical units competing with yours for tenants and buyers, and the smallest units are 450 sqft. The title is leasehold (to 2111), and part of the scheme is registered as SOHO — ask which utility tariffs and assessment rates apply to the unit you are offered, and ask for the maintenance fee and sinking-fund position.
