Scientex Jenjarom is a new township beside Jenjarom town, with its own shops and with land set aside for schools, parks, a hall and a surau.
Six phases were launched before it, and all six are fully sold. Tulip is the phase open now.

A Scientex Jenjarom Tulip intermediate house is from RM454,584 for Bumi buyers and from RM488,800 for non-Bumi buyers. End lots start at RM551,676 (Bumi) and RM593,200 (non-Bumi); corner lots at RM670,158 and RM720,600. These are net prices, after the developer's standard rebate.
At Scientex Jenjarom Tulip, the sale price for Bumi buyers is 7% lower, as set by the developer's price list. The developer's standard rebate then applies to Bumi and non-Bumi buyers in the same way.
The monthly instalment for a Scientex Jenjarom Tulip intermediate house is about RM1,886 for Bumi buyers and about RM2,028 for non-Bumi buyers, with a 90% loan over 35 years at 4.3%. This is an estimate; your bank sets the real figure.
Scientex Jenjarom is freehold. The developer sells each Tulip house with its own individual title. Because the title is individual and not strata, there is no strata maintenance fee. Ask us whether the neighbourhood has a security fee.
A Scientex Jenjarom Tulip intermediate lot is 18 by 65 feet (1,173 sq ft of land) and the house is 1,661 sq ft over two floors: 4 bedrooms, 3 bathrooms, a balcony and a porch for two cars. One bedroom and one bathroom are on the ground floor. End lots have 1,819 sq ft of land and 1,683 sq ft built-up; corner lots have from 2,573 sq ft of land and 1,759 sq ft built-up.
Scientex Jenjarom Tulip is open for registration now. Under the standard sale contract for landed homes in Malaysia, the developer has 24 months from the date you sign to hand over the house. Ask us for the developer's target date for your lot.
Scientex Jenjarom has no train station nearby: the nearest rail station is more than 11 km away, so Tulip suits a household with cars. The township is on the Klang-Banting road, about 24 km from Klang and 34 km from Shah Alam by road.
