Before You Buy: Evaluating Commercial Property in Malaysia

By Jebffrey Lim · REN 03469 · AFFIRM PLUS PROPERTIES SDN. BHD.

Commercial property can offer rental income and potential capital growth. For Malaysian investors considering shoplots, offices or retail units, the starting point is understanding tenant demand and the total cost of ownership.

Location matters. Accessibility, parking, visibility and surrounding business activity can affect a property’s appeal. Visit at different times, check nearby vacancies and assess whether the premises suit the businesses likely to rent them.

Next, examine the numbers. A property purchased for RM1 million and rented for RM5,000 a month generates RM60,000 annually, giving a 6% gross rental yield on the purchase price. This assumes a full year’s rent is collected and excludes acquisition costs, operating expenses, financing and tax. It is an illustration, not a typical Malaysian market yield.

Budget for expenses such as maintenance, repairs, insurance, assessment tax and applicable land charges. LHDN’s rental income worksheet identifies assessment, quit rent, insurance and loan interest among rental-related expense categories. Tax deductibility depends on the applicable rules. Source: LHDN.

Assess cash flow separately by allowing for loan repayments and periods without rental income. Review the tenant’s available payment records, business stability and lease terms, including renewal conditions and repair responsibilities.

To assess the asking price, consult comparable local transactions. NAPIC provides commercial transaction analysis by state, district, property type and price range.

Before committing, consider who might buy the property when you sell. Sustainable rental demand, manageable costs and the ability to withstand vacancy are essential considerations alongside potential price appreciation.
