Getting your home loan rejected can be disappointing, but it does not always mean you cannot buy a home. Most rejections happen because the bank sees a risk in your income, debts, repayment record, or the property itself.

## 1. Your Monthly Debts Are Too High

Banks check your Debt Service Ratio, or DSR. This compares your income with your monthly loan commitments.

If you already have car loans, personal loans, credit cards, PTPTN, or other instalments, the bank may feel that adding a home loan is too risky.

**What to do:** Reduce existing debts, avoid taking new loans, and consider a cheaper property or bigger down payment.

## 2. Your Remaining Cash Is Too Low

Even if your income looks good, the bank also wants to know whether you still have enough money left after paying all commitments.

Home ownership includes more than the loan instalment. You also need to budget for maintenance fees, insurance, utilities, repairs, and daily expenses.
