Practical Guide: Four Core Inspection Areas (The Checklist)

Don’t just check if walls are dirty. Hidden defects often lie where you can’t see.

1. Flooring & Walls

  • Hollow Tiles: Most common and costly defect.

    • Detection: Tap each tile with a coin or a professional tapping rod. A hollow sound = defect. Hollow tiles expand/contract and can pop up over time.

  • Wall Cracks: Cracks at a 45° angle or wider than 2mm may indicate structural issues. Must negotiate strictly.

2. Plumbing System

  • Ponding Test: Pour water on bathroom/balcony floors. If water doesn’t flow smoothly to the drain → poor floor gradient → potential long-term leaks.

  • Water Pressure & Leaks: Open all taps, check pressure, and inspect for leakage.

3. Electrical System

  • Power Test: Bring a small night light or phone charger to test all sockets.

  • Switch Test: Test all lights/fans. Ensure no miswiring (e.g., switch A turns on light B).

4. Doors, Windows & Fixtures

  • Sealing: Check rubber seals on windows for aging or peeling (affects waterproofing and soundproofing).

  • Smooth Operation: Doors/windows should open/close smoothly without noise.

Most large developers now use digital repair apps.

Step 1: Marking

  • Use blue/green masking tape next to defects. Avoid strong adhesives to prevent paint damage.

Step 2: Photograph & Describe

  • Wide shot: Show defect location in the room

  • Close-up: Show defect details

  • Upload to the app and select the correct category

Step 3: Overdue Repairs (Sifu Strategy)

  • HDA gives developers 30 days to repair.

  • If delayed, send an official letter stating you will hire a contractor and deduct the cost from the 5% retention sum. This usually speeds up repairs immediately.

Common Misconceptions: Don’t Be a Doormat

  • “It’s a minor flaw, I can fix it myself.”

    • Sifu: This is your asset. You paid hundreds of thousands; it should be perfect. Minor cracks today may become major leaks tomorrow.

  • “My renovation contractor can fix it while renovating.”

    • Sifu: Contractors specialize in renovation, not structural repairs. If they damage it, the developer’s warranty may void. Let the developer fix the foundation first.

  • Being forced to sign a “satisfaction letter” to get keys.

    • Sifu: Never sign anything like “I hereby confirm the unit is in good condition” unless inspection is done. If forced, add “Subject to final inspection” next to your signature.
